Captain Wayne holds an MBA and a BS in Aviation Management. He is a Airline Transport Pilot, Flight Instructor and a Merchant Marine. He served in the United States Marine Corps during Viet Nam and in the Georgia Guard as the G-4 Logistics officer with the rank of Lieutenant Colonel
As a pilot, he is an active flight instructor holding certificates as a CFII, MEI, AGI, IGI and ATP. He flew for an international charter company and has flown all over the world. In 2003, Captain Wayne earned his USCG 100 ton master and became a US Merchant Marine Officer.
Captain Wayne is accustomed to multitasking with many people to achieve a common goal in high stress environments. He has managed family-owned subdivision developments in the Atlanta, Georgia area for ten years and enjoyed the challenges of complex real estate transactions. He is the recipient of the Platinum award from the Franklin Gulf County Realtors Association.
He now lives in Bonifay, FL a pleasant rural community north of Panama City. Served on the board of trustees of his local church, worked with the local Emergency Management Team and was a member of the South Gulf County Volunteer Fire Department until his move to Holmes County.
In 2006 Captain Wayne produced and hosted a national, 30-minute Real Estate TV show each week that showcased exceptional homes and properties in the Florida panhandle, because of market conditions, it has been canceled indefinitely. He enjoys the opportunity to help others fulfill their goals and dreams.

For anyone interested in breaking in to real estate sales, the first step is to get licensed. The licensing exam is actually the culmination of a training course, and includes both general and state-specific information.
Once you obtain your license, you must go to work for either a commercial or residential agency, as a real estate agent. You cannot sell real estate on your own until you are a licensed broker. As an agent, your job will be to represent the seller and find a buyer for his or her home. Commercial real estate agents represent business owners selling or leasing office buildings, stores, malls and other types of commercial property. A successful agent will learn as much as he or she can about the potential buyer and match his or her needs with appropriate property. Knowing what the customer wants and how much he or she can realistically afford to spend helps make sales happen. A big part of the job is attracting buyers to the properties that you have listed. This is done through advertising, canvassing, and following up the leads.
Although agents work for an agency, they are essentially an independent entity, and split any commissions with that agency. Because real estate agents are paid on a commission-only basis, you will, most likely, not see much in the way of income for the first six months. Use this training period to build your contact file and learn as much as you can about the market in which you are working. Remember, although you are working for a specific broker, you are actually running your own business and are responsible for generating your own income. The effort that you put forward will directly affect your earning potential.
As a beginner, expect to start at the bottom and work your way up. You will be assigned the “graveyard” shift and be expected to make cold calls and follow up on leads. The name of the game is obtaining listings. When a property is sold, the agent who sells it splits the commission with the agent who listed it. If you sell a property that you have listed, obviously, you will make more money. You also may spend some time with another agent or broker, attending open houses and other events.
As you build your reputation, you will get more referrals - both buyers and sellers - and potential customers will call you directly. Over time, your skills will get sharper and your closing ratio will increase. As your sales increase, obviously, so will your commissions. It is at this point that many people make the decision to take the next step in the business and become a broker.
The duties of a real estate broker are similar to those of an agent. Brokers list and sell property but their duties also include supervising agents, advertising, and detail work of the agency. In order to open an agency, the proprietor must be a licensed broker. To become a broker, you must take advanced real estate courses as required by your state, and then pass another exam. As with agents, each state has its own rules and regulations regarding becoming a real estate broker.
People will always need houses in which to live. A career in real estate offers individuals the chance to control their own financial destiny as well as to build entrepreneurial skills. There’s money to be made. All it takes is drive and ambition.

Florida Real Estate License Requirements
Please be sure you understand the requirements before taking the pre-license education and licensing examination. If you have any questions, please contact the Commission office at (850) 487-1395 or visit the Florida Real Estate Commission website.
An applicant must be at least 18 years old, hold a high school diploma (more detailed information is available in Chapter 475.17, Florida Statutes), and fulfill the following:
Real Estate Associate
- When you have made the decision to become a sales associate, we recommend you submit a completed Application and do the electronic fingerprinting, with appropriate fees, then start your class. This will insure that you are approved to take the state exam as soon as you finish your course with little or no waiting.

Successfully complete a FREC-approved pre-licensing course for sales associates (Course I) consisting of 63 classroom or online hours and covering the topics required by the FREC. The course is valid for licensure purposes for two years after the course completion date. Minimum grade of 70% is required on the end-of-course examination. (If you fail your end-of-course examination, you must wait 30 days from the date of the original examination to retest) [Note: Online end-of-course examinations are administered online].
- Pass the Florida Real Estate Sales Associate examination with a grade of at least 75 or pass the Florida Real Estate Law Examination with a grade of at least 30. Submit a completed RE 2050 form to activate the license. The license is issued in an inactive status. Your broker will help you with this.
Post license
- Successfully complete a FREC-approved post-licensing course for sales associate consisting of at least 45 classroom-hours, prior to the expiration of the initial sales associate license. This applies whether holding an active or inactive license,
Real Estate Broker

Hold an active real estate sales associate license and complete 24 months of real estate experience during the 5 year period preceding becoming licensed as a broker OR a licensed real estate sales associate or broker who has real estate experience in another state may apply the experience toward a Florida real estate broker license if the applicant has held an active sales associate or a current and valid broker license for at least 24 months during the preceding 5 years. The real estate license must have been obtained from the real estate licensing authority by completing its education and examination requirements. NOTE: If the applicant holds a Florida real estate sales associate license, the applicant must fulfill the sales associate post-licensing education requirement before being eligible to obtain a broker license.

When you have made the decision to become a Broker or Broker associate, we recommend you submit a completed Application and do the electronic fingerprinting, with appropriate fees, then start your class. This will insure that you are approved to take the state exam as soon as you finish your course with little or no waiting.

Successfully complete a FREC approved pre-licensing course for brokers (Course II) consisting of 72 classroom hours and covering the topics required by the FREC. The course is valid for licensure purposes for two years after the course completion date.
Minimum grade of 70% is required on the end-of-course examination. (If you fail your
end-of-course examination, you must wait 30 days from the date of the original
examination to retest) [Note: Online end-of-course examinations are administered online].
- Pass the Florida Real Estate Broker Examination with a grade of at least 75
- Submit a completed RE 2050 form to activate the license, otherwise the license is issued in an inactive status. To immediately begin working as a real estate broker, submit the completed RE 2050 form to the Division of Real Estate.
Post license
Successfully complete a FREC-approved post-licensing course for brokers consisting of at least 60 classroom hours prior to the expiration of the initial broker license.
Continuing Education
- Florida licensees are required to renew their license every two years based on the issue date of the initial license. A total of 14 hours of continuing education is required, with three of those hours in required subjects as mandated by the Florida Real Estate Commission.

14 Hour at home open book exam program
The 10th edition of Continuing Education for Florida Real Estate Professionals contains valuable update information on many important laws and real estate trends. We’ve included a final examination with the answer sheet to help you complete the course.
Please keep the following in mind as you complete the course:
- This is an open-book examination. You may use the textbook while taking the final examination. The index may be helpful in locating subject matter.
- Read the directions included
- The final examination has 30 multiple choice questions. You must answer 24 correctly.

Mark all your answers to the answer sheet included in the package. Only the answer sheet will be graded.

You should choose the best answer for each question. By FREC rule, the questions may not follow the chapter order of the book, and some questions must be based on an “application level” and will not be word-for-word as shown in the text.

You must return the answer sheet to us. The Rowlett Real Estate School, llc., is the only school that may legally grade this test and give you a completion certificate. Do not send or take your exam to any other institution.

You must enter your name as it appears on your license—no nicknames.

Your real estate license number is essential so we can report your completion to the DBPR. Your license number starts with SL or BK. If you can’t find your license, you can get your license number at MyFloridaLicense.com.

If time is short, Use our new “Priority GRADING Services” method by faxing your answer sheet sheet to us.

You may pay for the course with a check, money order or with a credit card when you return it. We will grade the examination and return to you a Certificate of Completion, and report your completion to the Department of Business and Professional Regulation within two business days.
