- Long-time Frisco TX resident and broker of your locally owned real estate company, offering specific local info about Frisco & its surrounding cities. I live, work, play in Frisco TX.
Loreena, Realtor® & Community Ambassador of Frisco TX

"I believe choosing a real estate agent is an important and personal decision. The information below provides you some insights of what I am like as an individual and what my qualifications are to handle your home sale or purchase. It gives you the information from which to make a knowledgeable decision."

I am the founder and broker of my company - 3:16 team REALTY, a real estate brokerage specializing in residential home sales in the greater Frisco TX areas.
My goal is to help you achieve a successful real estate transaction based on your needs and wants while providing honest advice on getting best price for it.
My extensive real estate sales experience begins with serving first time home buyers, buyers, sellers, sellers with financial hardship, buyers relocating to the greater Frisco TX areas and luxury home buyer & seller markets. My company intentionally keeps our geographic areas in which we operate small because we believe that it is the only way to continuously stay on top of our local housing markets.
I am a highly-organized, highly-motivated individual with a positive outlook in business and life. Coming from an engineering background, I work well in a structured environment but I am willing to adapt and stretch beyond my comfort zone, if needed.
Humble Beginnings
Born and raised in Malaysia, I truly appreciate the opportunity to start a new life here in America with my husband over 14 years ago. I believe that opportunity is abundant for those who are willing to work hard and become a contributor to our local community.
Before I entered real estate sales in 2003, I was a structural engineer in my corporate America days. So, details and its nitty-gritty matter to me. I pay extraordinary attention and focus to the accuracy of real estate contracts, effective home marketing plans and pride on my extensive market knowledge by keeping the geographical areas I work in manageable. I do not work all over the Dallas metroplex because I believe that it is not a feasible way to thoroughly understand the local market areas. If you are an analytical person yourself, I speak your language. If you are a free-spirit who knows that these things are not to be taken lightly but you do not want to get involved with too much details, let my strengths work for you.
Most detail-oriented people lack the personal and human touch. They get too bogged down with details and they forget the world around them. I find myself with a unique blend of personalities where I am extremely sharing and understanding of people’s emotions and feelings as well as having the ability to bring my clients through a very emotional process in their lives.
I have been called the Voice of Reason by my clients. Looking for real estate can be a stressful and emotional season in your life. With wisdom and experience, we can navigate these unchartered territories together.
Priorities First
I am happily married to my best friend, Michael. We met in college, at the University of Oklahoma. Both Michael and I immigrated from Malaysia but had never met prior to school. It took us half a world around to meet. In early 2010, we became American citizens - a dream which took over 20 years to fulfill.
Today, we are blessed with an active (almost) three-year old. Being a mother of an energetic child turned my world upside down but I am constantly adapting to my new lifestyle. I love motherhood and all its challenges it has to offer. Where there are challenges, there also lie opportunities to grow and discover. God and family come first above all else and my career is a blessing to honor God in my daily activities.
With a bold conviction of putting faith first and center in not only my personal life and business life as well, I use a holistic approach to everything I do in business and in life.
My Personality
I am always planning for the future and want to have emotional and financial securities for the future instead of gratification in the present moment. Hard work and focus are what I operate on daily and I believe that there are no shortcuts in success.
I am a quiet, introverted, pleasant person who has been thrust into an ever-changing, extroverted sales business where I found the balance to fit in within this business. What may seem lacking in the ‘selling’ area makes up in the ‘knowledge of the market’ area.
I love to give and enrich the lives of those I meet. I might never know how but I always let the opportunity arise by itself.
DESIGNATIONS and EDUCATION
I am extremely passionate about learning and sharing…and my website is a reflection of that. As a realtor(R) who spends time, energy and effort in learning how to excel for my clients, I focus on educating myself, thus acquiring important real estate designations along the way. While the designations and acronyms may not mean much to consumers, nevertheless it sets one apart from another who may not put as much importance on education and certifications.
Texas Real Estate Broker & Realtor(R)
As a Broker of 3:16 team REALTY, I manage the daily operations of the brokerage firm. When you do business with a Texas Real Estate broker, you work with someone who has more education and knowledge about the real estate business.
CRS (Certified Residential Specialist) Candidate
Less than 4% of licensed Realtors are Certified Residential Specialists. In order to qualify for this professional designation, a Realtor must bring significant real estate experience, demonstrates volume in real estate transaction as well as completes rigorous educational requirements. I met the production requirements, however I am awaiting to complete my educational portion of this designation. I am set to complete them by 1st Quarter 2010.
ASP (Accredited Staging Professional Realtor(R))Earning the ASP or Accredited Staging Professional designation has provided me with the advanced marketing knowledge required to sell homes faster, and for more money in today's competitive marketplace. As a part of the benefits in selecting me on your team, I am qualified to provide professional home staging advice and recommendations in order to get your home sold as part of my Systematic Home Marketing Approach.
ALHS (Accredited Luxury Home Specialist)
In order to qualify to become a member in this select group, only the top local Realtors® that meet the performance and education requirements of the Accredited Luxury Home Specialist or ALHS for this designation. I am proud to be a member of this elite group.
SFR (Short Sale & Foreclosure Resource)
As a Short Sale & Foreclosure Resource Realtor(R), I have pledge to work with distressed Sellers to help them navigate the uncertain areas of short sales or pre-foreclosures, negotiate with lenders for an approval and setting the expectations for buyers and sellers during this process. Emotions are running high in this stage. You do not have to go through this alone.
Ultimately, building relationships and uncommon bonds are what most significant in my heart. People matter to me. I am the catalyst to enrich the quality of lives I serve. A home does bring emotional, financial as well as spiritual benefits. It’s serious stuff. I want my presence to leave significance in your real estate transaction.

Satisfied Clients say ab Loreena Yeo - Realtor(R) in Frisco TX
10 out of 10
If I were asked to rate you by someone, I would give you a 10 out of 10. When I first met you back in early November I was desperate to find someone who I could trust and who had experience with Short Sales. I immediately knew you were the one to take me through my journey. You were accountable for all the things you said you would do. You contacted me only when necessary and used your best judgment for all other issues. Although I was financially strapped you came up with great solutions to keep my utility services on throughout the selling process. And, lastly you sold my home just in time for me to avoid a foreclosure. I was truly blessed to have you as my Realtor. Thank you again for carrying me through this journey.
Have a great day. Tonya Haley
Made us feel we were the only clients
"Loreena is the best!!! My husband and I found her when we were starting our search for our first house and Nam & Agness Nguyen - Satisfied Clients of Loreena Yeo & 3:16 team REALTY religiously checking out houses. We saw her website and looked at how many people have been really pleased working with her. We knew immediately that we wanted to work with her. After searching for a while, we didn't like any of the existing houses that we see (because we are very picky!). So, we decided to get a new house built from scratch instead. We didn't know that we could have a realtor to help us out purchasing a new house. It was the best thing ever happened since we are first-time buyers. Loreena was there all along during the timely process. She patiently gave us advice on considering the good and the bad on every property, answering our never-ending questions, and she even bargained for bonuses with the seller!!! We got a hefty lump for interior upgrades and a free premium land with a greenbelt because of her help. One of the reasons why I have recommended her for buying and selling is because she always made us feel like we were her only clients. She worked tirelessly on our behalf to help us find the perfect house. I highly recommend the 3:16 team REALTY to anyone looking to buy or sell! Thanks Loreena, we love our house!"

Home sold in TWO WEEKS!!!
Excellence. That is one of the first words that comes to mind when I think of Loreena Yeo of 3:16 Team Realty. We have bought and sold a number of houses, but we have never had a realtor that did such an amazing job. She presented us with a marketing plan to sell our home at our first meeting. We were very impressed with her utilizing modern technology - advertising our home on many different online sites. She also had spot on information on how to price our home to sell. One of my favorite things she did was a dedicated domain just for our home address. On the website, the photographs were just beautiful, of which she was the photographer. The whole site was so attractive and had all the information that anyone would want to know about the house and the area-which is such a helpful thing whether you live in the area or coming from out-of-town. A video of the house was also on You Tube and filmed in a way that you could see how all the rooms connected, so much better than just doing a virtual tour. Loreena put a sign in the yard that had a number you could text that would link you to our home information website. Communication was great. She contacted us and kept us up to date constantly. We had agreed that we would "text" as both us of liked that way of communicating, if there was something quick to say. Otherwise she would call and give us a detailed update. We got an offer in a matter of days and also a second offer. Loreena was excellent in helping us through the negotiations and the home was sold in two weeks. Excellence. We feel like we had the best. Loreena is a true professional. Our experience could not have been better.

|

NEW HOME CONSTRUCTION- Many buyers do not feel that there is a necessity in working with a real estate agent that is on "their side" to look out for their best interest when dealing with home builders. There are more benefits, if you find a proficient agent to work with. I can help set your expectations and assist you in ensuring the home building process go smoothly. Since the Frisco, McKinney, Allen, Little Elm, Prosper and Celina TX real estate markets are booming with new home construction, you might want to consider working with an agent who understands this entirely different beast. Also, with the builders facing the down turn of the economy (and some up to foreclosures), it is important to have a seasoned agent to walk you through this emotional process. Read also, The Value Your Agent Can Bring To Your New Home Construction Process.
NEGOTIATION - My experience with sales and negotiation began at a tender age of 12. By 15, I was making enough commission to stock away for my college education. I am experienced with the emotional process about negotiations. What I always strive to do though is to find a win-win situation for all parties involved. Ultimately, I understand that Sellers want to sell and Buyers want to buy. There is always more to negotiate than to price. Every transaction is different and should be handled uniquely. Read also, Negotiating Across Cultures to see how my negotiation experience can assist in your transaction should it be required.
MULTIPLE OFFER SITUATIONS - Yes, it still happens in this Buyer's market here in the greater Dallas real estate market. You need a seasoned agent who is not afraid to go beyond the "regular" presentation of offers, one who will work very hard to help you win your contracts. Experienced in both buying and selling for multiple offer situations. If you want to know how well the greater Dallas TX real estate market place is doing despite what prime time news tell you, please read also, You Say The Market Is Down, I Say Multiple Offers.
SELLER REPRESENTATION-To date, I have sold every house I have listed except for three. The first, my own which my family and I decided to turn it a rental property instead. Second, the seller who was accepted to enter an education program here in the area decided that she did not need to move. Last, is a seller who is sick and can no longer able to conveniently show her house decided to take the property off the market. My selling record include 1-day on the market, 10 days on the market to many of them between 2-3 weeks despite what the media says it is doing. To further clarify, my seller clients did not feel that I gave their house away. With the credit crunch like we are facing today, a seasoned real estate agent who is also very aware about the mortgage side of the transaction is key to correctly picking out and/or interviewing the right buyer. It is your best interest to keep this sale transaction as full-proof as possible and I can help here. Ask me about my systematic market approach that most real estate don't use. This carefully-orchestrated home and marketing strategy WILL send you on your way to the closing table. A short summary of my success is in the table (For more details, contact me directly):
Systematic Market Approach™ is a powerful advantage over your competition. It is also a marketing strategy that most Realtors ® do not use. It employs a combination of several proven techniques to effectively and successfully sell homes. The Systematic Market Approach™ is my unique proposal to sell your home and ultimately, to help you move onto the next chapter of your life. It is more than just a real estate sign in the yard, lock boxes, MLS exposure and the other normal stuff all real estate agents in town use.
The Systematic Market Approach™ consists of:
· A Complete Recommended List for Home Preparation including Staging. In order to obtain the results you want in the time frame satisfactory to you, staging is a requirement with the listing. I have a solid track record to prove this. Just ask!
· Lifestyle Marketing. Every home has a story and every home should be presented uniquely because of it. There is no cookie-cutter marketing plan in the Systematic Market Approach™. You ought to find out how lifestyle marketing will set you apart.
· Pricing. I perform a detailed comparison market analysis to obtain a suggested price range of which your property should sell for. This is an in depth market analysis that takes real research. It takes into consideration the available inventory on the market, pending contracts as well as sold market data. It compares features by features. At the end of the analysis, you will have a fairly accurate suggested price. · Web Exposure. I believe that the web is the most powerful marketing tool. Though chances are high that your home will be sold to a buyer who has a real estate agent representation, most buyers begin their search for their homes long before they work with an agent. Giving your listing the maximum exposure it deserves.
Your home deserves the best marketing plan with an unconditional guarantee. Let’s discuss this in further details at our listing appointment.

BUYER REPRESENTATION - Understanding what you want and where to look is key to saving you time, energy and money when buying real estate. I primarily work in the Frisco, Dallas, Richardson, McKinney, Allen, Prosper, Celina, Little Elm, The Colony (the northern suburbs of the greater Dallas metroplex) although my vast real estate experiences also include Flower Mound, Coppell, Irving, Las Colinas, Valley Ranch, Dallas M-Streets, Dallas White Rock Lake, Arlington, etc. Here are a few blogs that I shared about issues that every buyer considers while making an offer to purchase:

FIRST TIME HOME BUYERS - I have served many, many first time home buyers during my career. Many of them need clear understanding as to what they are doing and what to expect in home ownership. Depending on how much each client understands about the home buying process and the responsibilities of homeownership, I counsel each client uniquely to his/her situation. I wrote several blogs about Homeownership, many of which are geared towards first-time home buyers. Let me caution you first that some are controversial but ALL of them are down-to-earth advice coming from the heart of a financially-savvy real estate agent ie. me. RELOCATION - The greater Dallas metroplex remains one of the most best value places to live in the country. In addition, the standard of living is very affordable and in line with inflation. I serve many relocation clients that come from the East, West and other large metropolitan cities around the country. Real estate expectations (what you can get for your money) are not the same. Relocation buyers have different needs. Also, they might need to make a decision quickly. Hence, working with an agent who know the area like the back of her hands is important. In addition, my quick skill of knowing what each client is looking for in a house helps make this transition into the greater Dallas area a pleasant and peaceful one. Read also, What Can You Get For Your Money.
FORECLOSURE & SHORT SALES - I serve a large number of buyer representations for foreclosure or short sales properties in this area. Though this process is very similar to the "regular" buying process, it is not completely the same. There are many more documents and paperwork to sign thus it can be confusing to a home buyer who has not have too many experiences with purchasing these type properties. My duties also include setting expectations so that buyers of foreclosure or short sale properties may understand the type of transaction they will go through. Understand that not all foreclosure or short sale properties is the answer of a best real estate deal out there.

PROFICIENT IN UNDERSTANDING REAL ESTATE CONTRACTS - It is important to work with a real estate agent who knows in "ins" and "outs" of a real estate contract. I am a real estate broker who has undergone vigorous training and education to understand real estate contracts and the correct "to-dos" in real estate transactions. I also align myself with experienced real estate attorneys and other real estate brokers that will be able to assist when necessary. Proficiency is a honed skill that not every agent possess. It takes time, years of training and experience plus education to achieve.
BULLETPROOF TRANSACTIONS - Once you have an executed contract to purchase or sell (depending on which side you are on), it still does not mean that you will close and fund on the property. There are many parts to the puzzle before you can reach your ultimate destination. This is where a seasoned real estate agent's experience, systems, checks and balances are worth. When you interview an agent, ask to see the systems, checklists and organization in adequately handling the closing process. Your "Bulletproofing" your transaction is by selecting an agent who is ready to close on the property from Day Zero.
REAL ESTATE INVESTMENTS - If you purchase real estate investments as an alternative solution to your retirement or diversified investments, I'd like to extend my expertise to you and to tap into my real "investor" knowledge. Personally a landlord myself, I understand the concept of minimizing risks while maximizing profits. Due to my analytical background as a structural engineer, analyzing the investment potential of a property is what I am naturally good at. As much as I can identify a profitable real estate investment versus not, I will also guide you through the process of "readiness" and if you are adequately ready for real estate investments. I have developed my very own network of honest contractors and other service providers that earned myself a position as a valuable resource in the investor community.
