My primary focus these days is finding new real estate partners who need my help. With all of the changes we've seen over the past year, including TILA (Reg. Z), RESPA (Reg X) and even HVCC, I think more and more agents are discovering that they need a lending partner on their team, even if they've been successful in the past without one. I also specialize in credit education, counseling and repair. With the current economy and the changes taking place in the industry, credit has become one of the most important pieces of the qualification process. The guidelines have become increasingly tighter on credit. A year ago we were doing manual underwrites on FHA loans down to 500 scores. Now unless you have a 640 or above you can't get financing. The statistics are scary, out of the 228 million Americans who are eligible for credit, less than 24% have any understanding of how our credit system works.
I am available and happy to participate in client (and realtor) education programs for First Time Homebuyers, credit basics, and database management. I'm also happy to discuss the new regulations and how I feel they have changed the game.
