Pre-approval and Pre-qualification letter or is it? Pre-approval or Pre-qualification letters are almost always needed now when presenting an over. Some however are getting a little ridiculous. I just got one that was a pre-qualification based on he buyer paying off a utility bill and with 6% seller concessions. I can't imagine any seller wanting to take their home off the market for this. To my lenders and loan officers out there, what is the deal? Anyone else heard of such a thing?

I have a client with a 2flat that was remodeled to a single family without permits. It is taxed and zoned as a 2 flat. Will there be any issues trying to sell it? Should they get it rezoned to a SFH? Should they chane the tax basis to a single family home? thanks

SHORT SALE - FLORIDA. A contract for short sale in Flordia was executed by Seller and Buyer with Addendum G stating the contract automatically expires by a certain day if approval by the seller lender no received. 10 days after the expiration date seller lender sends approval. Since the contract has expired - what steps need to be taken? Can this contract be reinstated, reopened, revived, or does a new one need to be written? Which parties would need to approve the (buyer, seller, seller lender) should sign if the original contract is reinstated? Also, thoughts on recourse for agents not having contract extended prior to termination.

I currently working for a buyer client (1st time home buyers) who's approved $225,000 for a home. Unfortunately the home they really like is listed for $249,000. Seller counter offer $241,000. My client would like to offer $233,000, the $8,000 overage of the amount will come to their relatives as a help which means this amount is not showing in their bank account. Will this scenario cost delay? How does the lending bank will handle this? Any help :(

The home I am renting went into short sale after 3 months of signing my lease. I have a year lease. Does the new owner have to honor the lease by law? Is the lease broke now that the home is being sold in short sale? Do I still pay my rent every month? Please help!
