Q. My questions are about Condos and listing square footage. I am looking to buy a condo which is listed at 145,900 with the square footage of 1262. It is a second floor unit. The comps I received for the complex is telling me there are no other condos with that square footage, so I went in and measured the square footage myself. I did find out that they are including the square footage of the deck in the listing. Can this square footage be used in the purchase or psf price? I was under the impression that only livable space that is climate controlled can be included.

Q. Where is considered to be a good location in Northbrook? My agent does not seem to give me a good guidance. Wildebrook seems to be a nice location because every listing says “I am in Wildebrook”. Also, some listing will say it is in the Westcott area. My agent told me Prince, Greenview, The Strand and Mallard are four very good streets. I also see a couple of listing says “District 28”.
