I own rental property in Massachusetts where the commission on rentals is 15% and is paid by the landlord to the broker out of the rental proceeds. So, for example, a $3000 monthly vacation rental done by a realtor would remit $2,550 to me. Not generally a problem off season but in July the rate goes to $12,000 and so the commission paid is a very healthy chunk.
How would you suggest I go about negotiating a lower rate without discouraging the realtors from dealing with the property. I do about 2/3 of my rentals directly myself now.
In New York the tenant pays the commission which is, I think, normal. Having the landlord pay seems a bit odd as it is the tenant for whom the broker is really working.
As I said I own the property outright in Massachusetts. I do not think that the fact that I am licensed in Florida is any real help.

Hi ,, looking at bulk purchase of 5 properties in the Birmingham area.
Trying to establish accurate current values to enhance our negotiations and am looking for an agent that could run CMAs on these 5. One of our exit strategies would be to retail the properties and listings would go to the agent that help at this stage.
I am looking for a couple vacation rentals in the first week of July 2013 which will accommodate 8-10 couples, preferably two large homes on the same property. Does anyone know of any good deals on the north shore or west side of Oahu?

I am in the process of purchasing a time share in Palm Beach County (Singer Island) and the seller has a Palm Beach County lawyer doing the closing and paperwork. On the agreement of sale, the lawyer wrote in Title Insurance as an option that I, as the buyer, can pay $300 for. When I wired him the money for the purchase, which he has in a Trust Account until we have completed the sale, I sent him the $300. What are his obligations to me as the buyer and what steps does he take (forms, etc) to get me the title insurance? At what point should I know who my title insurance is with? Is the seller responsible for anything in relation to the insurance? What if the lawyer takes my money and does not get me title insurance?

My husband and I just purchased a fixer house for our boys to remodel this summer. I am considering gifting the house to the boys to use as a primary residence while they remodel it. After 2 years they can sell it without capital gains. Am I missing something here? The boys are college age students and could live there for 2 years. When they sell it, any gain will be untamable....correct?

I have a problem with short sale.Can somebody help me what should I do .I am buyers agent we are waiting for short sale approval from July last year.We have been approved three times but we did not get signed approval and this time the listing agent has said that we will get that signed.It has been over six months waiting to close on this .Is it possible to close this or should I move on with my client?My client really wants this condo that is why we have been waiting so long and I do not know what should I do on my part to speed up the process.Do you think this will ever close,please let me know.

We are interested in a home in Memorial Northwest subdivision. A home across the street is a boarding house. With perhaps 3 or 4 boarders. Is this allowed?
I have a friend who has been trying to rent a home for months now but keeps getting rejected. He has a good steady paying job, but his credit score is a 580 i believe and he has no rental history for the past 2 years. I have a listing in CA that was left vacant for a period of time. The last visit to the property, I came to discover someone, other than the owner, had moved into the property. I soon realize that the vacant property is occupied by squatters. I confronted the squatters and let them know that they are living in the house illegally. From an agent stand point, how would I go about of evicting the squatters out from the house? They came they have rights and need to go through the eviction process. I contacted the local police department and the police are willing to escort them out. I haven't arrange a date for the local authorities to come with me to evict the squatters. Any words of wisdom would be great.

Im exploring the possibility of purchasing a single investment unit/property. I live and work in Chicago, and although Id prefer to have the rental nearby, I have serious doubts about buying a rental property in cook(taxes and debt too high) or dupage(too high end) counties. Where would be some better places in the US to buy a small rental? How do I find a reputable and honest realtor(buyers agent) from(most likely) out of state? How does one find a reputable management company? And other than carefully, how does one best manage this process from (probably) out of state? Im a cash buyer looking for a $70-90k property, and if out of state, Id fly out to inspect the property in person (after submitting and) before finalizing the contract. Thanks in advance for your thoughts and suggestions.
