I have a real estate license that is inactive until June/30/2013. It was previously held at a commercial real estate company that I did bookkeeping for. I have never used my license but intend to do so in the future. Currently I am caring for my elderly mother that has dementia and lives with me. I would like to know who I should approach to have my license hung so I don't loose it. Also I would need to be guided and trained in the future when I do use it. I have bought and sold numerous homes in the past (not as an agent) so I do know a little something about it but would like to learn as much as I can to be successful when the time comes. Any suggestions would be greatly appreciated.

Can a realtor hold up your application if there are people on your criminal background who have the same last name, very common name, but date of birth and city/state locations are all different. Also the person has lived in the same state all their lives, has provided two no criminal records reports from the state police and the state court that no action is and has been pending. Realtor says the person must prove that the other individuals are not them. There are around 15 people on the report and at least 9 - 10 different states. Report from state police was $10.00, the cost and time makes this unacceptable. Also the owner of house had approved the changes requested and according to the realtor everything else is fine. Even the company that ran the report, said the realtor should have only taken a few minutes to go through and see it was not the individual. What was said to be a one day approval has turned into 6 days, indiv has one week left in the current apartment where they have resided for the last 35 years, even that statement was faxed to the realtor. This seems to be guilty until you prove you are innocent.

When a judge acknowledges a settlement is being agreed upon and all customary charges shall be part of the closing does this usually mean real estate commissions too? Foreclosure sale occurred right before impending closing, FARBAR listing agreement in-place.

I appreciate any comment you might have regarding the following scenario. At present, we have chosen to sell our home on our own. However, a realtor contacted us as a client of his saw our house via our website. The realtor requested that we send him a link to our website for more info. The following day we were surprised to see our house listed on his website. Are we legally bound to this reatlor if he should find a buyer for our house? We have no written (or verbal) agreement with this realtor.

I interviewed real estate agents active in my neighborhood (by calling all the numbers on homes for sale in a 6 block radius of my home), and chose the one that seemed the most knowledgeable and I felt a good rapport with. 2 1/2 weeks ago I signed the contracts with them and was told she would be by to photograph the house and put up signs. To date, there are no for sale signs on my house, I cannot find an MLS listing for my property and the agent has not returned any of my calls. It's as if they dropped off the face of the earth. I'm relocating in 2 months and must sell my house! What should I do?! Am I bound to this contract since I have received no representation? Do I have to work with the agency and be assigned another agent or can I start over and find a new agent/agency entirely?

I am a home stager who is considering a new marketing plan to entice some of the realtors I have worked for in the past few years to use my services more regularly. My idea is that if I were to defer payment for consultations until closing and if they don't sell the realtor doesn't pay me. I would be very careful of who I offer this to - top sellers only - with option to end it if things aren't going well. In return I would be a part of every new listing and have the opportunity to just do the consult or upsell once I got my foot in the door. If the realtor decides to pay upfront for my consult, my rate would be $75/hr. If they defer until closing the rate is say...$85/hour, but they would never be out of pocket. What do you think of this - crazy? Or does it have some possibilities?

This September, my boyfriend and I are relocating to the Bay Area (where I'm orginally from) and I have no idea where to start when it comes to conducting a long distance apartment/rental search! This July, I'm coming out for a week to look for a place to settle into when we arrive. Also, until we get our feet on the ground, we're going to be on somewhat of a tight budget. Any tips on conducting a long-distance job search for a rental/apartment ready for a September move in? Where are the best cities/neighborhoods in the Bay Area that are a little bit more forgiving to a young couple on a budget? We both have good credit and live a rather quiet livestyle.

Two years ago in March 2011 I put my Grafton Ohio home up for sale included in the sale was the opportunity to purchase all of my furniture. A gentleman fell in love with the house and offered $1,000 more than I was asking plus accepted the asking price for all the furniture. I was beyond thrilled. He put $1,000 earnest money on the house. He made arrangements for a home inspection at a cost of $350.00 which would be paid after the inspection. My house was taken off the market. One hour before the inspector was due to inspect the buyer called him and cancelled, he then called my realtor and said he changed his mind...go reason was given and he was rude when asked why he changed his mind. None of your business he said....he then wanted his earnest money back. Nothing was wrong with the home, we had to start over and I said NO to signing off the earnest money being returned to him. He refused to sign for me to get the money. My realtor told me that the check would be held for 2 years and at the end of 2 years the check would be mine, that there is no way for him to get it back. It has now been 2 years and I am expecting my agent to send me the money. I was told that even if he refused to sign off on the money after 2 years it would not be his decision....is this true??

closed on a property in Feb 2013 100 by 150. I come to learn that my neighbor quick claimed 10 by 150 in 2001 the women who is now deceased (i b ought from the son) signed it over for $1 the women had alzheimer and suffered from dementia the deed was recorded but for some reason never updated on tax records. So they paid taxes and insurance and assumed the liability for the last 11 years. Title search for my closing did not pick this up/ I want to void the QC deed and get the land i bought back
