Q. My contract is up in 2 weeks. My agent called to ask about an extension, but I said I wanted to try to sell on my own since there hadn't been any showings. The agent stated that if anyone bought the house in the next 6 months he would still get a commission. I looked over the contract and I think it's only if someone had looked at the house while it was under contract and then bought it that he would get any money.

If your contract is up with your current agent, he shouldn't get a commission if you sell it on your own.  If you have any legal questions, I would contact a real estate attorney.  Good luck to you!

You are correct.

Usually Listing Agreements/Contracts specify a "protection time" for the listing firm/agent - anywhere from 30 to 120 days.

Unless stated otherwise, most listing contracts require an agent to provide you with a list of prospects that the home has been PREVIOUSLY shown to by or through his firm.  The agent would have protection for the people on that list especially if YOU sold your home to one of them.

There will certainally be discussion of "procuring cause."
