Q. I put a contract on a house, paid earnest money and had home inspection, but changed my mind about home purchase. Now I want the house. Is it possible to re enter a contract with the agent again?

If the property is still available, you may be able to....but expect to give some type of compensation to make the agent and the seller comfortable with accepting your new offer (compensation could be many things: non-refundable deposit, short contingency period, allow them to continue marketing the property for back-up offers, etc.)

A. If the seller is willing to renegotiate with you, the terms could change which means they may want more money than your first contract called for because you backed out before. You might try writing a letter to accompany your offer to the seller explaining you made a mistake and what your circumstances were and the seller may forgive you.
