Q. Is it unreasonable to make an offer of $200 000.00 on a house thats listed at 254 900.00 that i know has been on the market for close to a year.

It depends on several factors. If the house has been on the market for that long, it is more then likely over priced, or it has several issues with it that are not financable.


Your best bet is to check the comparable sales, and submit the offer around that price. If you low ball a seller, you are probably going to insult them, and they will not even look at your offer.

All offers should be made on what is reasonable, not the list price. The market dictates the price.

If comparable houses, or repairs on that house indicate a price of $200,000, by all means, make the offer.

Yes! you can make an offer of any price you like.

Some times the Sellers may accept very low ball

offer being frustrated and wants to move on.

 

You can get verbally OK before you make an offer in writing.

It is hard to say whether it is right/wrong as this depends on many factors.

One factor to consider when making an offer is why the seller is selling.Are they facing a foreclosure?Moving out of Town? Going through a divorce? etc. This can help you determine how badly they need to sell.

 

Besides compare listing price with other similar homes in the neighborhood and also actual sales price.

Here are more tips when negotiating with a seller.
