Q. I am real estate broker in Pinellas County, FL. I have an offer on a home here that is supposed to close on June 28th. My seller wants to relocate to Arizona within the following possible cities: Buckeye, El Mirage, Glendale, Goodyear, Laveen, Peoria, Phoenix, San Tan Valley, Surprise or Tolleson. Please contact me for a details and a referral if you are an expert in any of these towns.

That's QUITE a broad area with so many unique subdivisions, horse properties, acreage lots, etc.  I'd strongly suggest you find out the basics - size of home, price range, lot size, horse property or not, then put this question into the Active Rain request a referral area.  Then, agents on AR with knowledge of that market will contact you back.  I hope this helps.

That is a big area - lifestyle is so very differnt from area to area.   It would help to know more about what the clients are looking for in a home. I specialize in the West Valley, particularly the Northwest valley (Peoria, Surprise Sun City, Sun City West and El Mirage) and Buckeye (SW Valley). Some of the areas you mentioned are in the southern central Phoenix area an San Tan Valley is very far south east. You really want your client to narrow down their search parameters, I understand that they are looking at the areas with the best prices per SQFT and the highest rates of distressed properties but there are other considerations. Have them look at the schools (if applicable) infrastructure, shopping, proximity to things of interest etc etc.. All of the areas you mentioned have there own personality and features.

Their criteria is 3/2/2 up to 85k.  Their home is closing on 7/13.  They are looking in Buckeye, San Tan Valley, Peoria, Surprise or El Mirage.....all right up your alley. 

 

Please contact to discuss their options at the price point they can afford.  I hope there is something out there for them.

Charlene, I stopped back to see what's happening on this.  Again, those areas are the "hottest" in the entire county and homes are receiving multiple FIRST DAY offers.  Your buyers need to find someone local who is up for the challenge and they need to be fully prepared with proof of funds or FULL loan approval - not just a pre-qual based on credit only.  That is one tough market - good luck.
