Q. We signed a contract with a real estate agent for her to find us a buyer can we cancel this contact it has been 36 hours

Normally, if you signed a standard contract and if you have a valid reason it should be possible for you to cancel. However, the contract is between you and the brokerage your representative represents. The brokerage may want to resolve any differences and offer to assign another agent from the brokerage subject to your agreement.

Remember though that if you have found a buyer yourself while the property has been listed with the brokerage, you will still owve the brokerage commission.

If the reason for cancellation is differences with the representative, I would suggest you talking with her & attempt to rsolve the differences.
