Q. Do you see value in a database of New Homes?

Hi there! To answer your question, yes, I do see value in having a database of new homes.  The reason is because I get several buyer clients who want to only see "new builds".  They are not interested in looking at homes that have been previously lived in.  Of course, I usually pull up a list on the MLS by doing a search for homes built in 2011 and 2012, however, by doing so, this could actually limit me to not seeing all of the "never been lived in" homes, because there are probably several that were built in 2010 or before that builders or investors have held on to, waiting for the market to get better.  I think having a database of new homes would benefit all parties involved...the client (buyer), the agent, and the builder/investor (seller).
