Q. As realtor how do I get my foot into a new track deveopment?

1) Gain experience through selling general real estate similar to the types of tract properties you would like to sell (e.g. homes in golf communities, mid-priced homes, luxury homes, etc.)

2) Build a team - most tract sales require staffing an on-site sales office 6 or 7 days per week during normal business hours.  Depending upon the size of the tract, you will need at least one agent at the site during the week, more on weekends.

3) Market yourself to builders/developers who do not have an in-house sales team and develop the type of tracts you are most interested in selling.

- Find out who the owner/decision maker is and schedule an appointment to introduce yourself

- Be able to explain in 25 words or less why you would be a good choice to help with current or future tracts

- Be patient:  most residential construction projects take one to two years for land acquisition, design, entitlement, permits, and construction.  Many take longer.
