Your friends and family.  Word of mouth and referrals is the best way to gain leads.  Make sure that you let everyone you speak to aware that you are a realtor and see if they know anyone who could benefit from your services.

Lisa Tortorello probably expressed the BEST way, especially if you have have a large referral BASE from previous satisfied clients; A large or extended FAMILY;And in the right geographical,urban area as opposed to a small rural community as NUMBERS are extremely important.The more people that you inform of your profession as a Realtor the greater your return SHOULD be. Of course,previous satisfied clients are absolutely the PREMIUM source of referrals.They trust you from the beginning and almost always will stay with you until you are succesful in closing their transaction.

Short of that there are MANY lead systems out there ,but you will have to PAY for them and for really legitimate Real-Time Buyers I suggest sites like Trulia,Zillow,Redfin, and Realtor.com. but ONLY if you enroll in their PREMIUM sites and they are not cheap! There are other sites out there,of course,but I personally have had little or success with them.

My advice to you is to make your entry-level Real Estate Agent sites (the ones listed above) as full of material,description,testimonials, and begin to learn to BLOG and answer questions. These can result in LEADS generated to you for FREE! I know.I have begun to do it and it will work. Use ALL the Social Networking sites that are available to you with a complete Profile: Facebook,Linked In,YouTube,and of course, ActiveRain!! Hope some of this helps, and, GET A WEBSITE!.

The Internet nowadays has become a hot zone for finding real estate sales leads. Almost 90% of people use Internet to start the buying process. Therefore online presence plays a great role in generating leads. Rethink before strategising SEO.  Make sure you are driving in relevant traffic to your website to capture and engage prospects who are interested in your services or listings. And of course role of referrals cannot be ignored with also emphasizing on word of mouth.

Staying in touch with former clients and try to reenergize those folks that have not yet made a commitment. Keep yourself visible; create a profile or many profiles. The more you interact with the internet the higher you will rank with Google. And don't forget those key words when you write, blog etc..

I agree with Terry Tracy.  

The internet has become a huge source of leads.  I work with people everyday who get most of their leads from their websites.

I have a friend Glenn Tremain at NailSoupMedia.com who does some fun lead gen work and he focuses on real estate.  Sharp guy with great tools.

A great way to generate referrals is to get testimonials from clients posted on Zillow.com, Trulia.com and wherever else they can be posted. Today, many potential sellers and buyers are all over the web before they reach out to Realtors and more and more are contacting those with the best and most believeable testimonials.

Your SOI is still the best way.  Plus, always tell everybody that you're IN Real Estate.  Nobody is just going to come to you, unless you tell them what you do.  Make contact with as many people as you can, and feed your database as much as possible.  Expireds and FSBO's are also good.

Social media marketing. Products like Facebook, Twitter and LinkedIn are fantastic for keeping you on top of mind for your friends and acquaintances. For me, each Facebook post is interacted with by about 50 or 100 people that I personally know and is displayed for move than 5,000 users. It takes time to build your network but when you have your network in place there is no larger source of free leads that I know of.
