Q. Hello, we are considering a property in Oklahoma, residential. Price is $150k. What would be the title insurance cost? This involves no mortgage or lender.

The approximate price of the title insurance should be around $350.  There will be other fees on top of that.  Oklahoma is one of the few remaining abstract states, possibly the only remaining abstract state, so you will have the fee to bring the abstract up to date on top of that.

Sorry to jump in on this so late. Seller pays to bring the abstract up to date unless negotiated otherwise. Recently closed on a $147K home in Tulsa - cash buyer. Her total costs in addition to sales price were $1,100, including title insurance, recording fees, title attorney.
