Q. I have a multi-unit property (4 units) listing that I need to create disclosures for. Do I need disclosures for each unit or just a TDS for each unit?? Thanks for your help! Kelly

Normally you need one TDS for the complex, but I have seen sellers prepare one for each unit as a courtesy to the buyer.

I prefer to do just one for a 1-4 unit building, I just reference the specific unit that I'm referring to when I disclose a specific problem or condition.

A. If all units are same size and condition, I would do one AVID. If different, you may want to do more than one to protect yourself. TDS is for seller to complete, not agent!! I suggest you check with your broker for guidance.
