"I was at a R/E office the other day and I heard someone say "HEY I KNOW YOU" I've seen you on ACTIVE RAIN. Welcome and come on in. I have since been doing inspections for this R/E office. Mrs Brawn called me from out of town. She told me they had purchased a home (made an offer) in Boulder Colorado. She told me she was a follower of Active Rain, and she liked the posts by me. She asked me to inspect the home they were to purchase in Boulder. I told her I was not licensed in Colorado, but I could recommend an inspector there. She was really grateful. I did and the inspector did a great job for her. She then wanted me to collect a "finders fee" but I told her she didn't have to pay it. Helping the client is what My company was all about. They have since moved to Boulder Colorado, but they left word with the senior community that we provide excellent service. I have gotten a couple of calls for my efforts. Go Active Rain. Mr. Rodriquez was skeptical at first. His realtor told him he did not need a home inspection. But he called me anyway. After the home was inspected and i found the water heater was operating at only 45% efficiency. He had it added to the contract the water heater was to be replaced before the closing. It was and saved Mr. Rodriquez about $800.00 in the replacement costs. This savings far out weighed the cost for a Home Inspection. Mr. Thomas from Artesia New Mexico. I have purchased a home in Artesia New Mexico. I had Clint with Desert Sun Inspections Inspect the home I wanted to purchase. After the inspection Clint sat down with me and explained everything to me. Glad I had him inspect the home. He found the following, No GFI breakers in the Baths or Kit. No ground on plugs in the "older section" of the home. A vent pipe on the roof, that was missing. Letting water in. No insulation in the attic. Faucet in 2nd bath was defective. After taking these concerns to the seller. We negotiated a repair list and these Items were taken care of. It saved me over 1,500.00 dollars. It only cost me $300.00 for the inspection so it saved me $1,200.00 in actual costs for the home being repaired. Thanks so much ,Clint for being so diligent. R. I answered it and it was an Inspection company from Houston Texas. They needed a Inspector in the Carlsbad New Mexico area for some home inspections for a insurance company. They needed some inspections completed as soon as possible. I agreed to do them and when I asked where the got my name and number to call, They said they got it from the Active Rain Site. Hello Mr. McKie, This is Mr. Irving, I did go ahead and buy the geodesic home in Carlsbad, New Mexico. I just wanted to tell you that you are the only inspector I would ever recommend to a home buyer. After three inspections "yours being the fourth" the other inspectors did not find much of anything. When I looked at the old reports two hand written. I didn't see half the stuff you found. We did have the A/C fixed and it's working great now. This was a big deal, because it cost the seller about $750.00 to repair. Then the water leaks were reapired too. A cost of $450.00. The relief valve drip leg was installed to the outside of the home at a cost of $200.00. All of the screens were replaces a cost of $400.00. A total cost of $1,600.00 . I just want to thank you for the good inspection and for your honesty with the inspection. I will not hesitate to recommend you when a buyer wants to get a home inspection. "I began selling real estate at the age of twenty-two. My parents were not business owners; no one took me under their wing or mentored me. I had to learn to be successful on my own. As an individual salesperson I struggled. I would build my listing inventory to up to over 50 listings, only to have the market collapse. Looking back, I can see it was not entirely the economy’s fault. My brokers in charge and managers were wonderful. They shared important safety practices which were extremely helpful. Each manager had a different idea of how to become a top producing Realtor®. Half would tell me to call every stranger in town, while the other half told me to only do business with people that know, like, and trust me. No one showed me how to run a successful real estate business. Throughout my 25 year career I implemented training from various real estate coaches. Each time I threw out my old systems and implemented new ones. I had spent thousands on new training, and still I was stuck in a vicious up and down cycle. One day, I found some audios with business building exercises that changed my life. I stopped focusing on what does not work. I stopped throwing out my old systems. Instead, I improved on what I already had. I set goals, achieved them, and then set bigger goals by adding additional systems to get to the next level. Success followed. Determined to help fellow Realtors® reach their personal income goals faster, I volunteered to teach agents at the local board of Realtors®. Though difficult at first, each presentation became a little easier. At the age of fifty, while working full time, I went back to college and graduated Summa Cum Laude with an AS degree in Education. I began my life’s work of helping real estate agents become top producers, quickly. I was on a mission. My husband and I moved from Point Pleasant, NJ to Wilmington, NC where I accepted a job as a sales training director on a company team. We held the winning ticket. The owner’s vision of a Success Center had indeed materialized. Our company results were 34% higher in closed units than the local MLS statistics. Soon, managers began requesting coaching materials to share with their agents. Our northern manager requested Mike Ferry coaching materials. Our southern locations requested Rick DeLuca Coaching. Our main location manager wanted Ninja Training, and another manager requested we teach Buffini. Life was good. And then it happened. One day I was asked to implement a training program with stale ideas from 30 years ago proven to no longer work by our top producers. To teach this system, I would have to break the promise I had made to the agents ”to only introduce proven training that works”. We were selling half a billion dollars annually and our company team was closing over 3000 units a year. The agents were implementing ALL of the training and coaching systems into their business plans. I knew I could not limit the training down to one worn out system. The top producers had systems for EVERYTHING. So with my promise to the agents unbroken and my 95% approval rating in hand, I left the company. It was one of the darkest days of my life.
