Maryland Licensed Home Inspector #30395
MDE Lead Inspector #12008/12009,
AHIT Trained & Certified, Radon, Qualified Licensed MD Inspector for Baltimore County Rental Inspections
Nikki Marlatt-Young #30395
I use to think my start in this industry was Structural Photography. I was wrong! All though being a Structural Photographer did have a lot to do with it. I believe my real start was admiring the houses my father built. "Perfection is his gift"
I studied graphics, graphic design and photography at JHU. While getting through school I did structural photography for a company based out of Arizona. The more pictures of building I took the more I wanted to know about them. I then took classes at AHIT "The American Home Inspectors Training" Institute. After completing the Master Inspection course I became a "Certified Home Inspector". After getting my inspectors license with the state of Maryland. I became a "MD State Licensed Home Inspector".
I love this industry and I love being an inspector!
I work as closely as possible with all my clients in building a solid reputation based on honesty, integrity and a sincere care for all my clients needs.
Whether the job is large or small, all clients are treated with the same commitment to service. I take enormous pride in ability to cater to the varying concerns of my clients and I strive to provide a more personalized service so the experience is as stress-free as possible.

More Info..
I would like to take this opportunity to share some of the benefits in using my inspection services that separates me from other home inspection companies.
I provide housing inspections for single family, multi family, townhouses, and condos. Service for Baltimore County Rental Properties is also another major service provided. What sets me apart from other inspection companies is integrity, reliability, organization, communications, and most of I give 100% to all service provided.
All reports are computer generated and clearly distinguishes between major defects, minor defects, and routine maintenance items. Reports are written in understandable language that’s easy to read. A variety of photographs are provided with in the report for visual reference as well as for further understanding.
By offering flex hours I am able to inspect those last minute needed inspections for those tight closings or if you just have an excited buyer.

Radon Testing
Brief description of what will happen during either a Buyer or Seller Inspection.
Inspections are started by looking at the exterior – the window, caulking, siding, and foundation. The landscaping is looked over for areas that might be causing drainage problems. The roof, roof coverings, chimneys, flashing, gutters, and downspouts. The roof is also inspected from the inside by accuse of the attic area.
The interior is examined throughout the inside by checking the condition of the ceilings, floors, and walls. Checking for operation of windows and doors. Random testing of electrical outlets and most of all checking all outlets near water where there can be safety hazard. Checking for water problems like leaking around showers and tubes. Test whether there is adequate water pressure and drainage.
In the basement the electrical box is property inspected in making sure that everything is wired property and for any cause of concern for safety. The furnace will be checked and tested for carbon monoxide or gas leaks using professional inspection device (TIF8800 Combustible Gas Detector).
The foundation walls are checked for any structural weakness that might need monitoring or may need to have a specialist called in. The plumbing will be tested from the basement for leaking and corroding pipes.
Seller Home Inspection – You’ve been smart to have the home inspected before you show it. It’s a good preventative measure as far as liability is concerned. And I know it’s a great sales point with buyers. They’re attracted to a home that’s already had a home inspection. I think you might use the “Seller Review Inspection” to help you even more.
Seller Review Inspection – After the original Seller Inspection a “walk through” inspection can be preformed. A Review Inspection is offered when you find a buyer for the home. When a buyer hires for this service, I’ll come back to the property and re-inspect everything so the buyer feels comfortable with the inspection report we just finished.
I’ll take the buyer through the house and a walk-through. We will talk about the findings, fixes, and any replacement or upgrades that were made. This service costs half the expense of an original buyer’s home inspection and takes half the time.
This contributes to the buyer’s comfort level on disclosure issues. The inspection is also beneficial in the fact it reduces the time the buyer would take in shopping around for another home inspector, which can help sell the home faster.
As you can see this inspection is a great benefit to all parties (agent, seller, & buyer).

Radon Test w/ the Home Inspection
Radon Test w/ out an Inspection
Radon Inspections are done in following the EPA standards. The EPA recommends that we place 2 detector at the site. We use the E-PERM system, which is the most accurate short-term test available and recognized by all relocation companies. Short Term tests means there are two detectors in place for 48 hours in order to get accurate results. After the detectors are picked up they are sent to our lab, the results come back very quickly. Radon Testing is offered to anyone at any time. Prices differ depending on if the test is done during a Buyer /or/ Seller Home Inspection.
Baltimore County Rental Inspections
After using our services for a Baltimore County Rental Inspection, no matter the number of units that are inspected the owner / property manager is given in writing the discount that will be provided to them for as long as they own the property. All the paper work that needs to be completed for the rental inspection is typed. The photographs are embedded properly so that Baltimore County Code Enforcement will know; the property was in deed inspected by a Maryland Licensed Home Inspector.
There is NO FEE if the property needs to be re-inspected for any reason.
Sometimes the property manager /or/ owner has not had great communications with the tenant and are not aware of any problems at the time of the inspection. The tenant may fail to communicate the toilet is not flushing, or the water pipes have frozen. This is not at all fair to the manager or owner so I do not charge to come back out to the property once the failed items are corrected in order to pass the inspection.
What sets me apart from other Maryland Home Inspectors?
Another important factor is the fact I have had the best inspector training. Certified Training by the American Home Inspectors Training Institute, also known as AHIT. AHIT is an ASHI as well as a Maryland accredited school.
Fully insured, with error and omissions insurance as well as liability. Which are two areas where some companies cut corners because of the expense. Major areas of importance are the personal attention, dedication, integrity, reliability, and my organization skills.
Thank you for your time in reading more about me and the services I provide. I look forward to working with you!
