My name is Julius Weiler. I was recently involved in a transaction with Alliance Short Sales in a debt negotiation situation. I was the note holder on a second mortgage loan that was attached to a property which was found to be in foreclosure with the first mortgage. This put my position at high risk of being eliminated at foreclosure auction or having to bring the first mortgage current and start foreclosure proceedings myself. I did not want to have to deal with all of the expense and time involved with a foreclosure. I was also aware that if I proceeded to auction it was highly likely that I would have to take the property back.
