Angela Todd specializes in interior design, one day redesigns and home staging for vacant and owner occupied homes.

Why should a client stage their home?

US Housing Urban Development reports that a staged home will sell, on average, 17% higher than an un-staged home.  Last year, the New York Village Voice discovered the number of days a home is on the market is 30.9 versus 13.9.  Best yet, in 2007 a Home Gain survey of 2000 realtors found sellers who typically spent $500 on staging services recovered 343% of the cost in the sale of their home.

We all agree when meeting someone new, first impressions count.  It's the same when selling your client's home.  Two years ago in a different real estate market, we lacked inventory and for the most part, a fair priced home sold quickly even if it was in average condition and/or if the décor of the home wasn't appealing.  It's different today. If you we want our client's homes to sell in better than average time, it must look better than homes with similar amenities in the same area and price range.  Today's buyers are demanding and they expect a home that is move-in ready. 

As an interior designer and expert staging professional, I develop a personal plan for the property that may include addressing clutter, repairs, painting, rearranging furniture, accessorizing and making various other adjustments to upgrade the house and it's perceived value.

What staging services do you offer?

I attended a private design school in Oregon with interior design, redesign and staging cirriculum.  I have a ICD certification from the state of Oregon.  I am a member of the national Society of Decorating Professionals, Toastmasters International, and the Builder's Industry Association.  Homes I have staged have been featured in local publications.  I have been asked to speak about design and staging at my venues.  This summer the city of Tigard has hired me for a summer series to teach homeowners how to transform their home.

My company is flexible and we provide our staging services a' la carte.   We provide 4 main types of assistance: staging redesign, walk through consultations, remodeling and enhancements, and vacant home and new construction staging. We are happy to start with a consultation for homeowners who aren't sure at what level they need assistance.

1.) Our most popular staging service is rearranging furnishings, lighting, wall art and accessories to make the home irresistible.  Depending on the home, we might recommend painting or other enhancements. 

2.) For do it yourself clients, we offer a walk through check list.  We walk the perimeter of the home and each room inside.  We provide a full report of recommendations to the home owner and real estate agent.

3.) Occasionally a home needs remodeling enhancements to make it competitive to it's neighboring homes for sale.  Our interior design eye can assist with recommendations for flooring, carpet, hard surfaces including tile and granite, lighting and so on. 

4.) We also offer full home staging for vacant homes that are unoccupied or new construction.  In this type of staging service we bring in furnishings, accessories and lighting to create a home like atmosphere and make the home irresistible.  This is also a great feature, because most buyers can't imagine furniture arrangement and how to use certain features of the home. 

With any of staging services we are happy to help with recommendations for contractors, wood re-finishing specialists, carpet cleaners, a handyman, landscape services and so on.  We know you and your clients are busy and we are happy to pass on  referrals of great vendors.
