About Us:
My background started as an investor turned realtor and now an educator so I've seen things come full circle. Today's market is a down market for most agents because they're not specializing and don't understand foreclosures. However if you do specialize you should be able to earn a pretty good living right now. Most Realtors are trained from teachers who don't actually list and negotiate short sales on a day-to-day basis and are teaching theory. This is unfortunate because I know many realtors who won't touch a short sale with a ten foot pole. I know buyer's agents that don't even want to show their buyers any short sales. If we were all educated on SHORT SALES properly then there wouldn't be so much negativity about them. I feel Short Sales are a great way to stop your home from Foreclosure if you've tried all other options first. You can call your lender and request to do a Forebearance or a Reinstatement with your existing loan. Also, try to refinance if you can or bring in a partner to help you out with the home payments and take some ownership. There are many solutions but if all else fails and you truly are in over your head then you may be an excellent candidate for a Short Sale. They are better than a foreclosure on your credit and can be negotiated as a Paid as Agreed if the Realtor specializes in Short Sales and knows what they are doing. Due to the 2007 Debt Foregiveness Act you may even qualify for a foregiveness of debt in some instances if it's your primary residence. Some investors may be able to fill out form 982 if they can prove insolvency and also be excused. This all depends. You really need to contact your CPA to see if you qualify and see what your ramifications are first.
