Abide-Able Home Inspections (pronounced "uh-bide-uh-bull") provides high quality residential property inspections for buyers, sellers and investors. Abide-Able specializes in single-family homes, condominiums, townhouses and multifamily units. Abide-Able serves the Metro-Atlanta Area and Northwest Georgia.

is owned and operated by me --- Bob White. I am a member of the Cartersville - Bartow County Chamber of Commerce, the National Association of Certified Home Inspectors, and the International Code Council. I am licensed in Bartow County, Georgia (Business License # BL2057) and I am in full compliance with the State of Georgia requirements for home inspectors.
I Do Not Have 20 - 30 Years Experience In Residential Home Construction. I was in the US Navy for ten years, mostly riding submarines. Then I spent 18 years in the medical equipment field. I ended my career there as Director of Compliance (I was Quality Control Director and dealt with federal regulatory issues.) It was during these 18 years that I learned of the need for quality home inspectors. I didn't learn home inspection by building bad houses. I learned most of what I know by BUYING a badly built house (I've had formal training too, of course.) In fact, I believe the gentleman who built my home is now a home inspector in this area --- He touts his experience as a homebuilder in his home inspector advertising. I have 18 years experience correcting, repairing, and generally "fixing" what Experienced Builders did to my home, my neighbors' homes and my family members' homes. After seeing (and correcting) so many problems with the houses that we lived in, I naturally became acquainted, then quite familiar with residential building codes and best practice techniques.
I decided to put MY experience to use (and make a living.) I took a formal Home Inspection training course, inspected as many of my relatives' and neighbors houses as I could, and begged other inspectors to let me ride along to see how they did it. I discovered that I love this work (OK --- I don't love crawling under houses, but I really do like the rest of it.) And my years of experience in the medical regulatory field has left me with an ability to read and understand bureaucrat-speak (the language of building codes.) In 2004, I officially hung out my shingle.
So, my training and experience lend themselves to this field. I'm naturally suspicious. I know the regulations. I really do enjoy looking at homes and seeing just how they are built. I have a personal understanding of poor building practices, along with good and best practices. And my prices are either in line with or slightly higher than other home inspectors in the area.
Services

The WALK Consult is for those potential home buyers or investors who have not yet bid, entered into a contract, or are not yet in escrow --- those potential buyers who have only their time and no money tied to the new home.
The WALK Consult saves you the time of making a purchase offer, investing earnest money, and having a home inspection, only to find that there are too many problems to deal with. You then have to fight and/or wait for days, weeks, or possibly months to retrieve your earnest money so you can start the process all over again.
With my WALK Consult, I visit the property with you and look at all the major items that all buyers are interested in: roof, foundation, structure, fireplace/chimney, electrical, plumbing, and some major appliances (water heater, heating and cooling). It is truly a visual inspection with absolutely no tools or testing involved.
If a WALK Consult detects more major problems than you would like to deal with, you walk away and look for another property. No hassle with contracts, earnest money, etc.
My base fee for a WALK Consult is $99.00. If I'm there longer than 45 minutes, the fee increases by $49.00 for each half hour There is no pre-inspection agreement and no written report for the WALK Consult.
Of course, if I find no major problems with the house during the walk through and you decide to make a purchase offer, your FULL Home Inspection cost will be discounted by the amount of the WALK Consult fee.

I am on-site for about 4 - 6 hours (usually), then I return to my home office. I use the rest of that day to study any photographs I have taken during the inspection, to research code and best practices particular to what I observed at the inspection, and to draft the most usable report I can. You should get the report the next morning via e-mail.
My fees start at $359.00 for a 2000 square foot home that is less than 50 years old and less than 55 miles from my home-office. You can call for an exact quote.

The System Inspection is just that. If you do not want the Full Inspection and are just concerned about a single or a few major systems, you can order the System Inspection.
I can inspect the Roof, HVAC, Plumbing, Exterior, Decks, Crawlspace, etc. Again, I will return to my home office to draft and compile the report. You should receive your e-mail copy of the report later that same day.
System Inspections sart at $99.00. For each additional system to be inspected, add $99.00.
