Cash tends to be King in all industries.  Some of the best deals can be had if you have access to fast cash.  We owe a tremendous thanks to our Private Lenders who provide our company with practically Unlimited Private Funds (for the right deal of course), enabling us to Close Quickly when Sellers needs Fast Cash.  No waiting for long applications and approvals...the only thing that holds us back are pesky title issues.  Yet we are proud to say that there hasn't been one single title issue that we haven't been able to clear!  Boy do we have some stories to share in that area!

On the Selling side, we love Discount Retailing our Quality Renovations, usually accomplishing the highest sale in the neighborhood ironically.  But selling has been tough for everyone these days, even those already providing Below-Market Affordable Housing.  So we had to get creative yet again so we expanded our Rent-to-Sell/Rent-to-Own strategies and developed our Link Options Program for Sellers .

This program has exploded tremendously lately and we use this strategy for our own properties as well as for other Sellers who need more for their property than we can pay for cash.  Although "Rent-to-Own" has grown in popularity recently (and we predict it will continue to do so while credit is tight and the banks fight to keep their heads above water), we've been successfully completing these transactions for years.  Experience is key to these transactions as every single deal is different.  There's probably a half a dozen ways to put a deal like this together and we stand by our way as being the Best Way with strong, Maryland Attorney Approved contracts protecting both the Seller and the Tenant/Buyer.
