Hello, my name is Jim Hamilton, and I am a mortgage specialist here at Topdot. Working at Topdot has been the most satisfying position in my career. Every day I work with homeowners and help them improve the quality of their lives. Topdot is one of the nation's largest and most successful full service mortgage banks. Our deep industry knowledge and high volume allow us to fund loans when others cannot.
In 1992 I started working as a financial planner for Prudential. From there I went into consumer lending. I spent some time running the loan department at a regional bank. That experience gave me an excellent working knowledge of the credit reporting system. Armed with that knowledge, along with my extensive understanding of mortgage products, I have spent the last 10 years developing strategies to help my clients reach their financial goals.
When a client does their mortgage with me, they recommend their friends and family and they come back when their situation changes. I take the time to understand what's going on in their lives, not just how much their mortgage payment is. The mortgage process can be confusing and frustrating. I will make sure that you understand what's going on from start to finish and I will make the process as painless as possible.

With the sub prime market on life support, where are you going to find a loan for buyers with less that perfect credit? Borrowers who qualified for 100% financing at competitive rates just 3 months ago are lucky to find 90% financing with rates approching double digits.
As an authorized FHA lender, I have put borrowers with fico scores below 500 into 30 year fixed mortgages at around 7%. And because we underwrite and process the loans in house I can usually get and a case number and approval in less that 24 hours and close the loan in about a week. Don't let opportunity pass you by.
