Under the current market conditions you might find it worth while to focus on Foreclosed homes and New Homes.
There will be some 'resale homes' offered by people that can afford to compete with the bank owned homes. Particularly so for older homes where they have owned them for a few years and have been able to pay substantially down on their mortage. Otherwise it is tough to compete with foreclosed homes.
Some areas though, have few foreclosures and are less affected. They will function more like a 'normal' market.
The Home Builders are in a different situation and are still able to compete with the bank foreclosures. Many of their costs like land costs, subcontractors and building materials are much less expensive now compared to only a few years back. Many people like the idea of a brand new home with builder warranties.
In finding your new home we should explore both options.
