Certified Distressed Property Expert

The Florida real estate market has undergone an enormous change.  From a seller's market 5 years ago, when buyers were literally lined up, clamoring for over valued properties, to the current buyers market where sellers are competing for a limited supply of qualified purchasers., the shift couldn't be more dramatic.  This requires education and a whole new mindset for real estate agents.  There's a new complicated world of short sales, REO's and foreclosures. There are many new loan programs and tax benefits.  This requires currently educated and experienced agents who know how to navigate through the maze of bureaucracy and paperwork to get sales and purchases to close and to make sure that no money is left on the table by either the buyer or the seller.   By earning my Certified Distressed Property Expert designation I undertand the challenges involved.  Only a handful of agents are experts in this tricky area and I am proud to be one of them.  The wrong agent who lacks the knowledge about a large part of our market can do clients a disservice. Finding properties that meet or exceed current market value and getting the transactions closed are two different things.  Making sure that the client takes advantage of all of the current money saving programs is also my job.
