I just want to let you know how much I appreciate all of the help you have given me.
I have been buying and selling investment real estate for over a decade, but this has been by far the most productive period for me. Much of that is because of your hard work. Whatever I need, I know that I can count on you to take care of it quickly and efficiently.
Previous agents have struggled to find properties that meet my narrow criteria. They showed me what they wanted to sell rather than what I want to buy. You locked in quickly, and in short order were bringing me just the houses that interest me the most. I do not have to waste time with houses that I would never buy.
My niche is with lower cost properties. None of these sales pay a great commission, but you treat every one like it is a million dollar deal. You have made everything easy by taking care of all of the details that I used to have to do myself. You never complain if you need to run documents across town to meet a deadline. If I want to go see a house on very short notice, that is no problem.
This timeliness is particularly valuable to me. Many of the best bargains sell very quickly. Before I found out about them after they were gone. Now I know that you are constantly scouting for me and will get me there first to beat out other investors. I am buying the cream of the crop instead of settling for the leftovers.
I hang on to most of my houses as rentals. Still, I know that you will do the research and give me unbiased advice comparable values and what level of rehab I should do for the particular property. You never push to resale over buying and holding.
I have a shoot from the hip attitude that sometimes leads me to make careless mistakes. You move quickly, but are always there watching and keep me from missing potential problems. This makes my job much more stress free.
