I'm a CRS with years of commercial and residential real estate experience, plus 22 years as a licensed CPA. I'm a highly skilled and savvy REALTOR serving North Texas families for over seven years.

About Brian:

 In the real estate industry, less than four percent of all Realtors obtain a designation as a Certified Residential Specialist.  That's because the designation requires that a CRS candidate not only obtain additional training, but the candidate MUST achieve ACTUAL production results over five years of more than 75 real estate closings with a combined value of at least $25 million dollars.  Brian Patrick has over 240 residential transactions with a combined value of more than $40 million dollars.

Brian brings expertise in not only residential real estate, but he also has experience with commercial office leasing (over 450,000 sq. ft.) and commercial property sales (over $22 million).  In addition, Brian has over 22 years of solid experience as a certrified public accountant working for various commercial enterprises or financial institutions. 

After completing his studies at the University of North Texas, Brian obtained a Bachelor of Business Administration in Administrative Management and Accounting.  He was licensed as a CPA in 1975 and worked as a financial manager for several companies as well maintaining a small income tax practice.  He has served as an asset management contractor with the Resolution Trust Corporation, has owned and operated a commuter airline, yacht dealership, and consulting and accounting practice for small businesses, including homebuilders.

Brian's unique finanicial background has provided him with an excellent foundation for his real estate practice.  Clients often have questions about financing their home purchases, and Brian can advise his clients with the various types of mortgage programs to help them make the correct decision on their financing.  In the event that a client needs assistance with the loan application that requires special attention, Brian is able to do just that.  One client had an old IRS tax lien that was discovered the day of his closing.  Without getting a fast resolution to the matter, his home would not have closed. Fortunately, Brian was able to make arrangements with the IRS in about an hour, and the lien was cleared with a written tax lien release, allowing the home to close on time.

A significant part of Brian's recent experience came from his work as a new home consultant for a national homebuilder.  This gives Brian tremendous insight into the inside workings of the homebuilding industry, so that he can negotiate the best price and terms for his client. His experience in homebuilding is also great help to his clients who are building new homes.  He can provide additional services over and above most Realtors because of his knowledge of construction practices.

Brian served proudly in the United States Marine Corps Reserve for six years as an enlisted Marine.  He's lost his 32" waist, but the spirit de corps is alive and well.  He is tenacious and works diligently for his clients.

Areas of Expertise

 New Home Purchases:  As a former New Home Consultant for a national homebuilder, Brian Patrick knows many of the gimmicks, tricks and methods that homebuilders employ to put your family into a home.  When he sold homes for a homebuilder, Brian was particularly careful to conduct his business as honestly as possible, unlike some of his counterparts.  If a home wasn't right for a family, he did not pressure them to purchase it...sometimes he would even refer them to another builder who had the home that would fit their needs.  He was always helpful. and caring in his assistance while guilding the homebuyers through the complex process of making their purchase.  His best advise was used in the loan process, to ensure that the mortgage used was the best fit for the family needs of his customers.  He carefully illustrated the various types of loans, particularly with the conventional or FHA mortgages.  As a former United States Marine, Brian was also interested in helping our service men and women to find the right home, for the right price and with the best type of mortgage.

 Sales of Pre-Owned Homes: As a Realtor, Brian is well suited to help homeowners market and sell their homes.  Working for a homebuilder, he learned effective ways to market inventory homes to Realtors and to prospects.  He has taken this skill set and adapted it for use in listing homes for families trying to sell their homes.  Brian uses both traditinoal and unique methods to market homes.  As a member of the Collin County Board of Realtors, he is able to place any listing on the North Texas Real Estate Information System (NTREIS).  With the use of technology, Brian is able to add features to his listings that many Realtors overlook, such as video tours, community maps, floor plans, website links, and much, much more.  All listings in the MLS are linked to REALTOR.COM, the leading home search site on the Internet. Brian's listings are enhanced, and usually are shown as Featured Homes on REALTOR.COM.  Brian also uses the "Talking House" technology to increase market awareness of his listings.

Buyer Representation:  Often Realtors overlook the representation of clients who are looking for homes, either new or pre-owned.  Although this is a time-consuming part of our real estate practice, it offers the advantage of helping families find a home while keeping up with market trends and available inventory.  Using his exceptional skill in working with computer databases, Brian has developed special custom searches in the MLS database that identifies prospective homes that more closely fit the criteria supplied by his clients.  It is more possible that the "needle in the haystack" can be located quickly for a family with this technology.  Need larger bedrooms?  A corner lot? Certain schools?  Brian's custom search reports can narrow the homes that fit these special needs very fast.

Property Valuation:  Recently a client came to Brian and sought advise about a property settlement because of a pending divorce.  As a CPA, Brian saw this situation often in his careet and explained the pitfalls of real estate settlements as part of a divorce.  Property valuations are important in these situations because the net proceeds from an estimated sales price (after deducting selling costs) is the most fair amount to use in property settlement discussions, not the equity.  Property valuations are also critical in protesting the tax assessments by the central tax districts.  Brian once was able to lower a $456,000 tax appraisal to $156,000 by negotiating with the appeals board on the valuation method.  (He was able to convince the board that the property should be valued not on construction cost but the income approach.)  Persons needing to sell their homes or contemplating purchases also need accurate valuations based on comparative market analysis as adjusted for enhancements, upgrades, or detractions.

Residentail Leases: As the residential mortgage industry tightens because of the sub-prime difficulties, more sellers and buyers are turning to residential leasing to resolve their housing situations.  Sellers moving to new homes or new locations need to cover their mortgage payments if they are unable to sell their homes before they move.  A correctly priced lease property can lease very quickly to resolve this problem for the seller.  Buyers unable to qualify under more stringent mortgage criteria can turn to leasing as an effective means of locating reasonable housing without closing costs, higher down payments, or unattainable credit scoring.

Commercial Property:  Brian had eight years' of leasing and property management experience while engaged as an asset manager for the Resolution Trust Corporation.  He can effectively negotiate the terms of a long term lease, including the expense escalations of a net lease, the tenant improvements, and the verious lease terms.  Brian's practice also includes commerical property sales and purchases.  With Brian's accounting background, he can provide effective analysis of income and expenses for commercial rental property and can determine the value of a property based on the capitalization of the net income stream.
