Becky Weliczko has been in the development of land for over 20 years.   In 2007, Becky added her FL Sales Associate license to her 10 years of experience as a national real estate investor, coach and business strategist and her 18 years of experience through the management of over a half a billion in construction projects within both the public and private arenas.

Becky has extensive experience in both Commercial Contracts and Negotiations, as she has worked for various sized firms in numerous large cities and small towns as in Construction Project Management.

Areas of Expertise:

Becky began her career in New York City, working on bridges and roads for the New York State Department of Transportation.  Moving to Boston, Becky was exposed to estimating and field work on multi-million dollar projects.  From the $200 million dollar egg digester site, on the Boston Harbor project she moved to Chicago to work on heavy highway and elevated railway projects. Creative solutions enabled these projects to be greatly successful.  Before returning to Boston, she had the opportunity to project manage a museum catering facility and numerous lead abatement projects.  Returning back to Boston she worked both in downtown traffic and on the air and non-air sides of the airport. Here, Becky gained experience in the mitigation of construction claim issues, which has made her a leader in this area of the Commercial Industry.  Following, Becky worked on numerous educational facilities, from new projects to phased projects with students occupying the building during construction. Her latest MA projects included the $32 million dollar Van Sickle Middle School in Springfield and the $42 million dollar new Chicopee High School. 

Becky actively participates in numerous local and national real estate clubs and associations, including wealth strategy mastermind groups.

Becky moved to the Tampa area to expand her Foreclosure Solution and Mitigation business in July of 2008.  Please contact her if you would like to network with her.  Because of her extended network, she can also coach you on where to meet local investors in meetings in the Fort Lauderdale area.

Becky enjoys working on real estate deals throughout the US, as her network is local to many States and in Canada.  No deal is too large if the numbers work. 

Becky has continued to build upon her B.S. degree in Civil Engineering by expanding into areas of environmental hazards such as lead paint removal, asbestos abatement, air quality issues, and mold mitigation.  Her experience in the construction industry has also given her a platform to expand into the Real Estate development and investment aspects of specific projects. This expertise provides a service to owners in the locating and feasibility of raw land, creative financing, asset protection and investment return analysis.

Combine this Session with Driving for Documents and you'll find the seller with equity in their home.  This will help you stop wasting low-ball offers on seller who are not able to sell their home without the short sale process.  There are still many motivated sellers, regardless of the market, who need to sell their property due to illness, divorce, who STILL have equity in their property.

How to Read a Contract:This Session will review the FAR-9 Realtor Contract and show you highlights of the important items to fill out and cross out to protect your interest.  Most Realtor forms are written to protect the Realtor.  Here, you'll be shown how to read the document and what date and contingencies are important for you.  The deposit and assignment issues will be addressed to allow you the best advantage in all real estate investing exit strategies.

How to Assign a Contract:This Session averages 30 Minutes, depending on your skill level.  Includes the assignment form.  This Session will give you the tool you need to start making money immediately.  Following a Purchase and Sale Agreement, the best way to make money quickly is to assign the Contract to another Buyer.  You'll be paid on the sale of the Contract itself, not the Sale of the Property alone.

Assignment can vary in terms and are negotiable.
