How to Find a Deal by "Driving for Documents":This 2 hour Session will review the Public Land Records. Searches may be conducted online and long distance. Typically Investors buy Foreclosure Lists. How to Find a Deal via your Realtor:This 90 Minute Session will review the criteria your Realtor can use to drip you the best deals listed on MLS. Using the MLS system, we'll define criteria so you only get the best deals on the street. Capturing an audience who has already been pre-screen and who have expressed they want to sell is an advantage to you. We'll teach you how to "make the MLS dance". Know how to tweak the MLS system better than your Realtor.
Combine this Session with Driving for Documents and you'll find the seller with equity in their home. This will help you stop wasting low-ball offers on seller who are not able to sell their home without the short sale process. There are still many motivated sellers, regardless of the market, who need to sell their property due to illness, divorce, who STILL have equity in their property.
How to Read a Contract:This Session will review the FAR-9 Realtor Contract and show you highlights of the important items to fill out and cross out to protect your interest. Most Realtor forms are written to protect the Realtor. Here, you'll be shown how to read the document and what date and contingencies are important for you. The deposit and assignment issues will be addressed to allow you the best advantage in all real estate investing exit strategies.
How to Assign a Contract:This Session averages 30 Minutes, depending on your skill level. Includes the assignment form. This Session will give you the tool you need to start making money immediately. Following a Purchase and Sale Agreement, the best way to make money quickly is to assign the Contract to another Buyer. You'll be paid on the sale of the Contract itself, not the Sale of the Property alone.
