Before entering the real estate field, I was a computer consultant, teaching others how to reach their goals using technology.
When I became a real estate agent, my client was the seller. I liked working with buyers, rather than sellers (they were always too demanding), but as a sub-agent, I owed all my loyalty to the seller. The information I was able to convey to my buyer customer, was what the seller wanted them to hear. Although the buyer was looking to me for advice, by law, I was not allowed to advise them in any way adverse to the best interest of my client, the seller.
In 1991, while glancing through the Realtor Magazine, I stumbled on an article about REAL ESTATE AGENTS WHO REPRESENT THE BUYER. Wow, what a novel idea! BUYER AGENCY was the way to go. The buyer becomes my client, and I owe all loyalty and due diligence to the buyer, not the seller. I became a consultant again!
As an Exclusive Buyer Agent (only work for buyers), my clients are now able to:
- view many more homes, and have a much larger selection to choose from to find their 'perfect home'
- find out the good and the bad about any house, and be able to make an intelligent, informed decision
- ask for and receive advice that is right for them, rather what the seller wants them to know
- have a strong negotiator on their side, trying to get the home they like at the price they want to pay
- and know that every action I take is for their benefit
