As the seller of the highest priced resale in The Woodlands to date, we were concerned when it came time to list our home. We knew that marketing would be the key. Bruce and Diane Kink came through with flying colors. They have a wonderful website and displayed our home showing the fine qualities that a multi-million dollar home possesses and all its features so that any buyer could see and study it before they walked through the door. That was only the beginning. Bruce is a pro at showing high-end homes and did a fantastic job. The home went under contract in less than a week when we had figured at least 18 months on the market with a home of this price.
Bruce’s ability to retain every detail helped tremendously when explaining the different systems of the home to buyers. Diane’s excellent reputation and unbelievable drive made the whole process a pleasant experience. For any seller of a high end home in The Woodlands I feel that they are the only choice. Obtaining the buyer is only the first step. We then had to go through intricate inspections and appraisals. Again, Diane handled with ease and all went smoothly.
Pricing played a big part in the quick sale. We knew that a home of this price could only sell for the appraised value in order to obtain a loan so at their request we had our home appraised in order to get the highest price that the market could bear. This was a very smart move as it sold in four days and it would have cost us over $20,000 per month to keep and maintain it. As it ended up, the buyer did finance the house and had to get an appraisal. We knew ahead of time this would not be a problem. The entire experience was first class and handled very professionally by The Kink Team.
