I decided to re-enter the real estate business in 2004. The reason for this goes along with my background of venture capital investing in troubled businesses and industries. I have several times in my career, taken over failed businesses or businesses nearing failure with the intent of doing either a business turnaround or to participate in an industry undergoing a significant paradigm shift. Specifically, I thought the real estate brokerage model would change very significantly because of two simultaneously earth-shattering trends. First, the real estate brokerage business was becoming more sophisticated because of Internet driven consumer changes. These changes have brought about a paradigm shift from having at its core the part time Realtor, to the more plugged in and knowledgeable full time Realtor as a more knowledgeable and demanding consumer has much higher expectations of their Realtor. Sub-trends such as the growth of the "100% companies", "discount companies" and many other models have further challenged the status quo producing a rapidly changing industry. Secondly, a very basic and time proven US consumer model of spending no more than 30% of household income on housing costs had gotten completely disconnected causing an inevitable "bubble" that had to crash. It is because of these two trends that I re-entered the real estate business. It had all the makings of revolutionary change...my background took me to this place. Making the purchase or start-up decision easy...the brokerages in existence were too entrenched in the old model to have any real value. Hence, our start-up real estate brokerage now 4 years old.

The repricing of the residential real estate markets nationwide, especially in Florida, necessitate a few years of dealing with the old problems before going ahead with new challenges. Families have been devastated after the purchase of and/or the refinancing of homes at the peak of the real estate bubble from 2003-2008. Homeowners who had little or no equity after expenses in their homes after either purchasing with not much or any down payment in peak years or refinancing earlier purchases of homes now are often 50% or more "under water". Now a huge percentage of those homeowners are losing their homes to foreclosure. Optimistic homeowners can temporarily live with negative equity in favor of long term hopes of higher values. However, coupled with the "bumps in the road of life", this negative equity cannot be carried... no matter how optimistic the homeowner is for the long term. Interestingly, in spite of other trends such as increased consumer knowledge of just about everything, professionals of all types are needed as never before to work through the economic collapse of our economy. Professional Realtors are needed like never before. It feels good to be part of the solution!
