Last week, I sent an email to the AR guys. Not because I care about my rankings here on AR, but because I felt that I was unfairly criticized. (points removed). I provided a list of the items that are in my operations guide. It took me years to refine and revise the guide to where it is the bible for running my business. I read a blog from Scott earlier about making appointment today to go out with a new agent. I have found that if I don't make my appointments for the weekend on Friday I might as well give up. It is amazing how many agents don't answer their phones on the weekend. Even if I don't work you can still get me or my assistant on the phone, Whats up with that. BNI membership has been a boost to my business. This organization is in existence strictly to refer business to you and for you to refer business to other members of the group. One of their mottos is "Givers Gain". How true. BNI is set up to have one person represent one profession and to have a mix of professionals that are in a position to refer clients to each other. There are many instances where I have been able to refer a client to the insurance agent, the real estate agent, the stock broker and the home inspector - all members of our BNI chapter.

Housing Counseling Grants Available through HUD - 10:49 AM
I expect others know about this but in case not - HUD just announced this past week a bill authorizing new housing counseling grants totaling $39.1 million, available through national and regional organizations, and state and local counseling agencies, to assist people in becoming first time buyers and remaining so after purchase. Obviously lots more needs to be done to improve the housing situation but this was encouraging news.

I have a mortgage Situation - 09:42 AM
I have a client who is trying to get a loan for $680,000 stated income, stated assett - 611 FICO who doesn't have 2 months PITI to get approved on the underwriters conditions. I have tried through Coldwell Banker Mortgage (and they can't do it without 2 months PITI or about $15,000) who now can do subprime loans, but I wonder if anyone has any idea for me with honorable companies? My client understands the risks and wants to do it anyway. But I want to make sure I am not putting my client at risk although on the face of it
