Free Wireless Internet makes it to Brookline, MA - 01:36 PM

The Brookline tab announced yesterday that Brookline, MA is moving ahead with wireless internet.  It's not like it's smashing new news, as there are other towns with wireless internet popping up around the US. 
I can't say I'm necessarily a fan of the fact that it turns the internet into a public good, and possibly opens the door to further government intervention of the internet...  But on the other hand  FREE INTERNET!!! Sweet!
With the increasing public adaptation of PDA's and cell phones that are capable of accessing wireless internet.  This is yet another step towards the modernization of many industries...Real Estate included.

CLUE Reports--A Question - 05:59 AM
Yesterday in our sales meeting, a new topic was brought up:  CLUE reports.  I say new, because though I have read about CLUE reports on-line for a while, they are not commonly used in real estate transactions in Michigan.
For those of you who aren't familiar with CLUE reports, they show the history of insurance claims on a property.  Coincidentally enough, Jay Thompson, has posted about CLUE reports today on ThePhoenixRealEstateGuy. Jay's post is an excellent overview of CLUE reports, how to use them and how to obtain one. I highly recommend reading it.

WHAT IS A BUYER'S AGENTS' DUTY OF FIDUCIARY?? - 09:44 AM
My recent post of 10/12/06 WHY DOES ANYONE TAKE THE ADVICE OF THE PRINT MEDIA, ANYWAY, prompted a reply from a mortgage lender that he agreed with the media that home buyers should NOT get referrals for their mortgage loan from their buyer's agent.  A further suggestion was that home buyers should get advice about whom to finance their Maryland or Virginia home purchase from a "financial advisor, a stockbroker, financial planner, accountant, etc."GET A MORTGAGE LENDER RECOMMENDATION FROM A FINANCIAL ADVISOR, FINANCIAL PLANNER,STOCKBROKER OR ACCOUNTANT??Perhaps home buyers in California where the lender is located have a relationship with a financial … (33 comments)

MARYLAND AND VIRGINIA HOME BUYERS DEFAULTING - 02:58 PM
LOTS OF TALK LATELY about the default rate or presumed default rate of the recently popular 100% mortgage loans.  It's really not as bad as it seems.  Or, at least it doesn't seem so to me.  I know the print media considers this matter one of their favorite foods for negative news about the real estate industry.  However, I don't see the national picture as negatively as portrayed by the media.  The buyers had the adventure of buying their dream home.  They paid through the nose for the 100% financing.  The lender is going to be insured by the MI for … (2 comments)

New Construction in Seven Hills, Henderson Nevada - 08:01 PM
This is a photo taken today of the newest and only track homes under construction in Seven Hills, LaVita. This is going to be a very interesting product unlike we've seen in most areas of Las Vegas. The Builder is KB and the floor plans range from 4500sf to 9000sf, very large for a track builder. But you had better get in line because there are only 33 lots! The finish quality should be fantastic, there is even an option to add an elevator. Inspirada in Henderson NV starts more homes! - 08:18 PM

This is a photo taken today of the models at Inspirada, if you look at some of the other photos I've posted on Inspirada you will see they are making lots of progress. In the past few days they have started framing about 4 more homes, I'm not sure if they are more models or if they are starting with some specs. Changes at the Henderson Executive Airport in Henderson NV! - 08:45 PM

This is a photo of the "Old" Tower at the Henderson Executive Airport. It's no longer there! Over the past couple of weeks it has been torn to the ground and they are expanding the area with new hangers. This whole airport is getting updated from new runways to a new terminal, the WORKS!

When you are out with buyers and it starts raining extremely hard to you try to get out of the car and run to the door? Today I had to meet an agent at one of my listings that came back on the market. On the way over it started to really come down. The Co-Op Listing, You must be 55 Years Old, Cash Only - 07:42 AM
So I get this call through Homegain. The guy just inherited a co-op in North Miami Beach. He says he wants to list it a sell it quickly. I explain how the market conditions are and that if it’s priced right we could sell it quickly. He gives me the manager’s number that has the key and begs me to go look at the unit. I just realized that today is one of the best days of the year! That's right, Friday the 13. A day for us where no matter what happens, we get to watch Jason reruns on television at the end of the day with some popcorn and relive the 80's terrifying films! What's in a date? A lot! Do you feel like your chasing your own tail sometimes on a particular Real Estate transaction? It seems like no matter what you do, you come back around to the same topics or issues. I've seen many agents and Real Estate professionals over the years that spend so much time following what others have done that they don't take the time to think "outside the box" and come up with their own plan.
