The Brookline tab announced yesterday that Brookline, MA is moving ahead with wireless internet. It's not like it's smashing new news, as there are other towns with wireless internet popping up around the US. I can't say I'm necessarily a fan of the fact that it turns the internet into a public good, and possibly opens the door to further government intervention of the internet... But on the other hand FREE INTERNET!!! Sweet! With the increasing public adaptation of PDA's and cell phones that are capable of accessing wireless internet. This is yet another step towards the modernization of many industries...Real Estate included. (0 comments)
Driving customer to choose you… with email - 07:05 PM
I have always been a fan of using drip email marketing to drive clients to REALTOR’s® websites. It is arguably to most cost effective direct marketing tool that many agents have available. There are however, a number of things to keep in mind to make sure that your email communications are welcoming customers toward you and not driving them away. If you are just sending out updates and data you may not be getting the results that you are looking for and may even be hindering the sales process. In contrast, a carefully crafted email message with the proper call to (1 comments)
CLUE Reports--A Question - 05:59 AM
Yesterday in our sales meeting, a new topic was brought up: CLUE reports. I say new, because though I have read about CLUE reports on-line for a while, they are not commonly used in real estate transactions in Michigan. For those of you who aren't familiar with CLUE reports, they show the history of insurance claims on a property. Coincidentally enough, Jay Thompson, has posted about CLUE reports today on ThePhoenixRealEstateGuy. Jay's post is an excellent overview of CLUE reports, how to use them and how to obtain one. I highly recommend reading it. I found it interesting to learn that in AZ, (47 comments)
WHAT IS A BUYER'S AGENTS' DUTY OF FIDUCIARY?? - 09:44 AM
My recent post of 10/12/06 WHY DOES ANYONE TAKE THE ADVICE OF THE PRINT MEDIA, ANYWAY, prompted a reply from a mortgage lender that he agreed with the media that home buyers should NOT get referrals for their mortgage loan from their buyer's agent. A further suggestion was that home buyers should get advice about whom to finance their Maryland or Virginia home purchase from a "financial advisor, a stockbroker, financial planner, accountant, etc."GET A MORTGAGE LENDER RECOMMENDATION FROM A FINANCIAL ADVISOR, FINANCIAL PLANNER,STOCKBROKER OR ACCOUNTANT??Perhaps home buyers in California where the lender is located have a relationship with a financial (33 comments)
MARYLAND AND VIRGINIA HOME BUYERS DEFAULTING - 02:58 PM
LOTS OF TALK LATELY about the default rate or presumed default rate of the recently popular 100% mortgage loans. It's really not as bad as it seems. Or, at least it doesn't seem so to me. I know the print media considers this matter one of their favorite foods for negative news about the real estate industry. However, I don't see the national picture as negatively as portrayed by the media. The buyers had the adventure of buying their dream home. They paid through the nose for the 100% financing. The lender is going to be insured by the MI for (2 comments)
New Construction in Seven Hills, Henderson Nevada - 08:01 PM
This is a photo taken today of the newest and only track homes under construction in Seven Hills, LaVita. This is going to be a very interesting product unlike we've seen in most areas of Las Vegas. The Builder is KB and the floor plans range from 4500sf to 9000sf, very large for a track builder. But you had better get in line because there are only 33 lots! The finish quality should be fantastic, there is even an option to add an elevator. This particular parcel has been sitting for some time but now is under-construction and will have breathtaking views (0 comments)
This is a photo taken today of the models at Inspirada, if you look at some of the other photos I've posted on Inspirada you will see they are making lots of progress. In the past few days they have started framing about 4 more homes, I'm not sure if they are more models or if they are starting with some specs. KB was going to start sales in October, but they are not going to make it! Maybe by the first of the year! Every time I drive out to take a look the road has moved and you have to (0 comments)
This is a photo of the "Old" Tower at the Henderson Executive Airport. It's no longer there! Over the past couple of weeks it has been torn to the ground and they are expanding the area with new hangers. This whole airport is getting updated from new runways to a new terminal, the WORKS! This is the NEW tower that started construction about a year ago and in the past few months there has been the transition from the old to the new! So for the longest time there have been both towers and then the other day I noticed just the (0 comments)
Realtor Expos - been to a good one lately?? - 03:12 AM
I'd like to hear from members about Realtor Expos that they've attended - specifically the good ones. Do you attend your local realtor expo if they have one or do you only attend state/nation expos/conferences? - What do you like from expos? - Are there education opportunities? - Do you like seeing vendor exhibits? - Is your expo large (how many people come thru in your estimation)? Thanks,Linda (0 comments)

Lake Las Vegas Resort - MonteLago Village - 09:04 PM
When you enter the Lake Las Vegas Resort master-planned community, the road takes you along the lush green fairways of The Falls Golf Course. Just ahead, one right turn transports you from championship golf to an old-world Italian lakeside location - MonteLago Village. Cobblestone streets, waterfront restaurants and specialty boutiques with luxury condos above highlight MonteLago Village. In addition to the authentic atmosphere, there are special events year round including art, wine, cultural and food festivals, concerts on a floating stage, outdoor movies and holiday celebrations. During the winter, the stage is converted to a floating ice rink. Adjacent to MonteLago Village is The Ritz-Carlton, (0 comments)
Henderson, Nevada - Lake Las Vegas Resort - 11:44 PM
When most people think of southern Nevada, they think of the Las Vegas Strip or our sunny, desert landscape surrounded by colorful mountains. Today, over 1000 property owners share a new vision - Lake Las Vegas Resort, a 3,592-acre master-planned community in Henderson, Nevada. Development of Lake Las Vegas began in 1987 with construction of a dam to divert water from the Las Vegas Wash into a 320-acre lake with 10 miles of shoreline. SouthShore Golf Club, a private Jack Nicklaus Signature Golf Course, opened in 1995. One year later the first residents moved into SouthShore. Since then, Lake Las Vegas Resort's residential (0 comments)
The Impossible Dream...It Is Not A Dream...Impossible Happens...ROAR! - 03:03 PM
When I was a little girl my Father used to play the Piano. He taught me the following song. This song stuck with me. I have kept it in my heart for many, many years. Although, I have lost that sweet angelic voice I once had, I can still hum and remember every word to this song. I am sharing it with you because I think you will enjoy it and be inspired by it. Some of you may have heard this song before and have not heard it in many years. The 70's were a long time ago. So, hum along with me as (14 comments)
Do Lenders Have a Fiduciary Responsibility to a Borrower? - 09:44 PM
I have been enjoying this banter about fiduciary capacity in the real estate transaction as it related to lending. Clearly, this has been a fun "academic discussion" for me today and probably a pain in the patootie for many other posters in the Active Rain Real Estate Community. A brief history: Lenn Harley wrote a nice blog yesterday about The Evil Press. Normally, I would agree with Lenn that members the press are drama seekers with a lack of imagination and an inflated sense of self-importance. Actually, I retain the opinion about the press. In this instance, Lenn paraphrased an article about (24 comments)
Showing in a heavy downpour - 05:57 AM
When you are out with buyers and it starts raining extremely hard to you try to get out of the car and run to the door? Today I had to meet an agent at one of my listings that came back on the market. On the way over it started to really come down. When I arrived at the home I was able to get out under the carport without getting soaked. The agent said she wanted to cancel the appointment because of the rain storm. I have to tell you it got me thinking is it rude to walk into (0 comments)

The Co-Op Listing, You must be 55 Years Old, Cash Only - 07:42 AM
So I get this call through Homegain. The guy just inherited a co-op in North Miami Beach. He says he wants to list it a sell it quickly. I explain how the market conditions are and that if it’s priced right we could sell it quickly. He gives me the manager’s number that has the key and begs me to go look at the unit. I called the manager and she said she has the keys for me to come by and get them. I looked at the unit a little remodeled but they forgot to put the kitchen cabinets doors (2 comments)
I just realized that today is one of the best days of the year! That's right, Friday the 13. A day for us where no matter what happens, we get to watch Jason reruns on television at the end of the day with some popcorn and relive the 80's terrifying films! What's in a date? A lot! I think it's just like a full moon or a Halloween night! There is an airy feeling in the air and some interesting stuff usually happens. I'm just wondering when and where? Will it be at my presenatation today before all of the new (4 comments)
Do you feel like your chasing your own tail sometimes on a particular Real Estate transaction? It seems like no matter what you do, you come back around to the same topics or issues. I've seen many agents and Real Estate professionals over the years that spend so much time following what others have done that they don't take the time to think "outside the box" and come up with their own plan. What are you good at? What do you do best? What markets are out there that are less competitive? If there are many agents or competitors that are (1 comments)
