Ok... yes, I went there.  But not the way you would think.
In the beginning... So, here I am, a member to AR for about one week.  I have seen it all in this short amount of time.  People talking about their vacations.  People posting listings.  People giving advice.  People communicating...
I have seen people write negative  and positive things about other people.  Some say that the non-informative blogs are just a way to get points.  Some say that the non-informative are mostly a way for others to get to know that person.  Some people never read (or at least comment) on the informative: others have plenty to say about them.

I lave to read the backs of people's business cards. a lot of them have the common saying such as I LOVE REFFERals, or I'm here for your needs and such. The other day I was at the car dealership getting my car fixxed. I love to talk with people and I had met this one gentalman with card that had this on the back.

When you apply for a mortgage loan, you expect your lender to pull a credit report and look at whether you've made your payments on time. What you may not expect is that they seem to be more interested in your "FICO" score. "What's a FICO score?" is a common reaction. Inspection,what's my role? - 02:22 AM
My training taught me quite a lot about contracts, and customer service.  My training also taught me about liability.  Here's a little annecdotal information.  An agent and client were present together with the home inspector during an inspection.  The new agent, eager to be helpful and diligent, went everywhere with the client and the inspector around the house.  Taking care to note any deficiencies that the inspector points out.  It's a newer home, so no laundry list of problems.  Except, they couldn't get the gas range and oven to work.  After a few attempts they moved on.  End of story......right?  Later … (3 comments)

High housing costs makes it hard to attract workers
First, the good news: We're all making more money.
The bad news, according to the Chartered Accountants of B.C., is that skyrocketing housing costs are pushing up personal debt levels.
However, further gains in disposable income are on the way, the bean counters say.
"The province's recent increase in personal disposable income, combined with robust job growth, suggests that further gains in disposable income are on the horizon," said Richard Rees, chief executive officer of the chartered accountants.

There are close to 500 Realtors® in Douglas County Kansas to choose from so why should I market my home with you, Rob?  I believe one of the reasons sellers select me to market their home is because I use visual tours.  With 8 out of 10 buyers going online to start their home buying process, I want to have as much information as I can online.  Having a listing online is great but some listings only have a few features, no address, no photos, and no visual tour.One thing I have heard over and over is how grateful buyers are that … (0 comments)

As a former active real estate agent and now a full time investor I have figured out you always make your money on the buy side, not the sell side. I get told all day long of how properties will go up in value and you will make your money down the road, that is just not true. unless you are adding value to a property by fixing something that is distressed, upside over time is a huge gamble. From a former practicing agent one thing I noticed about my field was the lack of great agents. A great question to ask a agent is, if you had to use another agent in a 'blind transaction' where you could do nothing except pick the home, who would you use? Probably less than 1 in every 250 agents will make this cut. Ask the hard questions when picking an agent. If you are a investor, you really need an agent who knows their stuff.
