This Dirty Word Not Banned On Active Rain - 09:01 AM
Ok here we go. I'm going to try and start some dialouge about one of the most controversial subjects in the world. That's right politics.....alright I said it , there. Here in Florida, we have major elections Tuesday. I need a little direction. I am a life long bleeding heart liberal democrat because I grew up not so well off and after that I got a job which required union membership. I still believe in government provided social services, but now that I am an independent contractor, seems like there's a conflict in my former political standing. I still believe the only … (1 comments)

RALPH ROBERTS on REAL ESTATE FRAUD DEFLATED APPRAISALS?????? - 06:29 PM
Defrauding the Government with Deflated Appraisals? As some of my regular readers may know, I contribute articles on a monthly basis to RealtyTimes.com, a leading real estate industry web site that over the last few years has become one of the real estate industry’s most informative and timely sources of news and information.
Here’s a preview of my latest article:
In high-rent districts, where property taxes are in the nose-bleed section, some buyers and sellers are giving themselves a much needed tax break. To cut capital gains taxes and trim property taxes, buyers simply pay a portion of the purchase price in cash, off … (0 comments)

Help Boosting Credit Scores - 01:29 PM
Getting the Best Interest Rate on Your Home Loan?
A Qualified Mortgage Consultant Can Help Boost Credit Scores
By Chuck Walden, PresidentSignature Lending Group, Inc
Consumers interested in purchasing or refinancing a home will pay an interest rate based on current market conditions and their ability to pay back the loan. The borrower’s income and debt ratios are taken into consideration by the lender, as well as the predictability factor provided by credit scoring. It’s important to have a mortgage professional in your corner that has a keen eye for solutions to improving credit scores in an effort to get the best interest … (0 comments)

Rates on the Rise - 01:51 PM
Short-Term Interest Rates on the Rise
Adjustable Rate Mortgage Holders Prepare for Increase in Interest Rates
By Chuck Walden, President             Signature Lending Group, Inc
Interest rates are on the rise and many home owners who have adjustable rate mortgages may see increases in their forthcoming annual adjustments.
Federal Reserve Chairman Alan Greenspan made it clear in 2004 that the Federal Reserve would be increasing short-term interest rates at a “measured pace.” With the US Dollar at its weakest point in seven years, oil prices unstable and the evaluation of other economic indicators, the Fed Funds Rate was hiked seven times from 1.0% to 2.75% since … (2 comments)

Many Loan Options Available
Home Improvements Turn Average Homes into Dreams Come True
By Chuck Walden, PresidentSignature Lending Group, Inc
If you’re thinking about taking out a home improvement loan, there are several options to consider. First and foremost, your mortgage consultant needs to know why you want a home improvement loan. Here are some factors to take into consideration.
·  How long have you been in the home?
·  Will the improvements increase the property value?
·  Are you making improvements to increase energy efficiency?
·  Will improvements be made in one fell swoop, or in stages?
·  What is the current outstanding balance on your mortgage?

Payment and Rate Reduction - 01:56 PM
Why Refinance Back into a 30-Year Loan?
Refinance Your Mortgage for Rate and Payment Reductions
One of the biggest reasons homeowners refinance their mortgage is to obtain a lower interest rate and lower monthly payments. By refinancing, the borrower pays off their existing mortgage and replaces it with a new one. This can often be accomplished with a no-points no-fees loan program, which essentially means at “no cost” to the borrower.
In the no-points no-fees scenario, the mortgage consultant uses rebate monies paid by the lender to pay off non-recurring closing costs for the borrower. These are “one time” fees such as escrow … (0 comments)

Understanding Credit Scoring and Credit Repair - 01:57 PM
Seek a Qualified Mortgage Consultant to Ensure the Best Results
Understanding Credit Scoring &Credit Repair
Credit remediation is a subject consumers often face with fear and trepidation, and for good reason. With the exception of recognizing that the best score wins, the average home shopper knows very little about the whole credit scoring process. Sub-prime borrowers who are eager to move into A-Paper territory often find themselves at a loss when trying to find ways to upgrade their credit history. The good news is there are ways to improve less-than-perfect credit scores and obtain a loan for the home you really want.

How do you reduce file size so you can email it? - 11:11 AM
Does anyone have the cure all to reduce the file size of documents in order to make them small enough for email?  I did some research and found several different "optimizer" programs but there are so many out there, I did not know what one to choose.  I am just looking for something that will reduce our normal size file; contract, addendums etc....usually about 16-20 pages.  Thanks for anyones input! … (4 comments)

New to this sort of thing!!! - 05:12 PM
I'm new at this sort of thing.  I've never blogged before or networked through a website like this.  I think that this is a great website to network and market myself and especially make new friends.  I still have a lot of work to do on my own homepage and was wondering how much time does everyone typically spend on this website updating things, blogging and commenting on other blogs on a daily basis?  Besides common sense etiquette, is there any other online etiquette that I should follow?  Any other "active rain" advice for a newbie is greatly appreciated.  Thanks in advance for taking your … (42 comments)

To buy or not to buy - success in a down market - 06:42 PM
I ran across across a realtor friend of mine recently that I have not seen in a while. He had not been to networking meetings we hold and had not been to the investors club meetings I attend from time to time. He was working at the adult beverage store I had stopped in to buy a gift for a client that had just purchased an investment property from me.
Many of my realtor friends have opted for more full time employment as the market down turn has taken a dramatic toll on their income. Of course it is more difficult to … (2 comments)
