Homeowner's Insurance Shocker! - 09:40 PM
Last month I got a letter from StateFarm, my homeowner's insurance carrier. I called my husband & told him about it & he wanted to know what it was. I told hime that I didn't know because I hadn't opened it yet. I was calling him because I was afraid of the news the letter would bring. Having worked in insurance for over 11 years I know that you don't get envelopes 3 months prior to your scheduled renewal. I opened the letter, with my husband on the line, only to find StateFarm's updated privacy policy. Phew! We dodged another bullet!

When do you check to see if there is a clear title? - 07:12 PM
About 12 years ago, I was working as a buyer agent for a really picky purchaser who was trying to find the “perfect” home for herself and a nine-year old son. After 30 or 35 houses and not feeling like we were getting any closer to finding the right home, I made a wrong turn and ended up in a newer development than we had previously looked at. Her eyes widened with interest and, she commented about the unique style of homes, the quiet setting, kids playing soccer in a common area behind the homes and so on.

Upgrading search functionality shortly - 05:11 PM
We are going to make another attempt at upgrading the blog search functionality on ActiveRain shortly (4:00 pst Friday) Outside of 3:00 am when none of our brains are working this is the time of lowest usage.  If everything goes correctly it should only cause a minute of downtime, but last time it didn't exactly go as planned.  Just in case I would recommend composing any blog posts in an outside application and then pasting them in to avoid loosing work.

“Teaming” or “Relationships” with other industry-related professionals - 11:32 AM
I know that around the country, RESPA impacts on the type and depth of relationships Realtors may have, principally, with lenders and settlement agents. A close eye is kept on anything that might smack of illegal compensation, regardless of the form. Clearly, there have been abuses at the public’s expense over the years. Otherwise, the legislation would not have been needed.
That being said and understanding that there are different procedures and protocols in different areas. Do you cultivate and give preference to other industry professionals? Do you rely on your client to identify or pick who is to provide services? … (18 comments)

Property management is not property management.  It's tenant management!  Tenants are what make or break investors, not the maintenance issues on the property itself.  Some real quick hints I learned back in the day include:

Where have all the Buyers gone!  Sounds like a song title from the old "Kingston Trio" back in the 1960's, doesn't it?
Quite frankly, buyers are scared stiff by all the negative news releases about: over-inflated prices, falling prices, rising interest rates, and the insecurity in their own market area.  But the reality is that NOW is still a great time to buy a home if you are wanting to move up, or down, to live in the home over the long haul.

So, let me blow off some steam here...
We all have the "NEW INVESTORS" that have watched too much TV and now want to go out an find a fix-n-flip right? I dont know about you, but our market doesn't really support that. It DOES support fix and hold rentals. In fact we have a great market for that, but not for the quick money.

Carpetbaggers are on the loose...lookout for dirty deals - 11:00 PM
When times get rough, some people get creative.  Not creative in a GOOD way.  As we all know loan fraud is running rampant these days. 
Homeowners expecting and needing to sell homes are anxious and frustrated.  Investors (aka Carpetbaggers) are coming in offering them outrageous prices in return for a fraudulent scheme.
In today's Rocky Mountain News an interesting quote relating to mortgage and appraisal fraud:
"We have been seeing many more homes on the market, and average prices (in most months) are going up, which does not make any economic sense," Mygatt said.

Oops, an Email Faux Pas - 03:10 PM
Sheri Ann posted about good email etiquette which included using the "BCC" field rather than the "TO" field to enter multiple email addresses.  
Too bad folks at the Moda Condominium project in Seattle didn't know any better.  Due to overwhelming success in selling out their 250 units in just 4 days they have started a waiting list.  How better to inform hundreds of interested people about the waiting list than to send out a email.  They did.  And, they put everyone's email address in the "TO" field allowing hundreds of people access to hundreds of email addresses.  Just think how many … (10 comments)

A little social justice for tenants - 05:21 PM
Seattle, like many other areas, have seen an increased rise in condo conversions.  I like conversions, reusing existing structures to meet the demand for home ownership, particularly for first-time home buyers.  But, conversions aren't without a social, human cost which I wrote about earlier.  In Seattle, just 90 days and 500 bucks to low income tenants is all that developers need to kick out long-time tenants and start the conversion process.
Well, when over 3,000 tenants are displaced and get virtually little in return, the politicians smell blood.   One state senator is proposing a relatively aggressive measure to protect tenants.  The … (1 comments)

WHY DID YOU GET INTO REAL ESTATE - 02:21 PM

Do you ever ponder why you got into real estate?  Wish you started earlier?  Think about your "old life."  I had a rental house that I was selling and the buyers were using such a bad agent (and lender), that my agent's transaction coordinator was picking up the slack--I had to communicate with her quite often.  The transaction coordinator had been an agent for many years herself and knew I was thinking about going back to work (my husband had passed away  1 1/2 years before and I was ready).  I had worked at Boeing for 23 years and going back … (4 comments)

Water, Water Everywhere? - 12:56 PM
I have a buyer scheduled to close next week on a new construction home.  About two weeks ago, because the plumbing wasn't capped in the Master bath, they had a "water issue".  Water flowed over the carpet and then through the can lights in the kitchen below and onto the wood floor.  They are very concerned about future problems and mold growth.
What do you think the Builder's responsibility is in this situation? 
Should they pay for mositure testing and then repair anything revealed during the test?  Is that enough?

There must be a hex on me or why do I keep getting the "winners".  I blogged earlier in the week about a guy in the process of getting his license on wanting a referral fee.  I've got a humdinger today..

Las Vegas construction update - Juhl - 01:46 AM
Construction is underway on one of the downtown loft projects. The Juhl loft project will be located in downtown Las Vegas in the "art" district. The building foundation is in the process of completion. Construction crews have begun a series of concrete pours and the entire project is projected to be completed by spring of 2008. Gena Riede put up a post about the hottest markets, hurting markets yesterday. Las Vegas came in at #2, right behind Cape Coral Florida. Frankly, I can't believe we didn't come in first!  The different factors used to determine the best and worse markets, are jobs, employment trends and growth rate, over both a one year period and a five year period.

Is downsizing the next trend in Las Vegas - 10:00 PM
While construction hasn't slowed down at all, the size of new projects has to an extent. With the exception of Project City Center, which also includes hotels, retail shops as well as condominiums, quite a few of the new loft and high rise projects are thinking smaller is better. The trend for smaller projects started with the French Quarter lofts with roughly 35 units. Newer projects are following suit including the Sasson project SpaLofts (137), Luxe Lofts (83) and Green Valley lofts (44).

Local home sales numbers are down throughout most of the St. Louis Metro-East and for the first time in many years, prices are starting to fall.
Here are the statitics for St. Clair County, Madison County and Monroe County Illinois for the last 3 years for home sales

Punchin' The Time Clock - 08:14 PM
Back in the 1980s, I can remember that we usually wrote contracts stating "14 days from opening escrow", or "21 days from opening escrow".  Then somewhere along the line, the California Association of Realtors changed the phrasing in the standard contract to read "___ days from acceptance of offer"
Often two or three days can pass between the acceptance of the offer, and the opening of escrow.

On the MLS Clear as day there is my office number, there is my cell number.  I have spent the better part of a day trying to calm my elderly clients about a showing yesterday.  One which an agent felt it perfectly acceptable to just show up without a card or an appointment.

I keep going back to my pricing theory when I look at communities that are not seeing the sales that they should be seeing and it appears that this is yet another example of a market correction, especially in the 1 bedroom units while the two bedroom units are performing better than my projection.

Interest Rates Are Good! - 05:26 PM
As expected, the Jobs Report came out below expectations.  At 51,000 jobs created in Sept., it was well below expectations.  We haven’t had this low of a representation since Hurricane Katrina hit the Gulf Coast last year.  The Hourly Earnings component being down to 0.2% from the expected 0.3%, reduces fears of wage pressured inflation ...good news for Bonds.   
The Bond market had already been pricing in a miss on the heels of the weak ADP report.  Today's negative Bond market reaction is also due to short-term Traders looking to make a quick buck when they saw the market going against them and … (1 comments)
