Market Data for SEPTEMBER 2006 - Encinitas, CA - 11:55 PM
Here are some summary statstics from the MLS for September for Encinitas, considering both attached and detached homes (I compile these stats each month). Keep in mind that this represents only a snapshot of the market, and you must really look at the trends over a number of months to see what is happening.
The inventory dropped slightly from August, and the number of homes sold and oging under contract increased a little. Days on market increased slightly. Halloween Howl in Miami Shores - 10:51 AM
Every year, the Village of Miami Shores sponsors a Halloween event that brings in people from everywhere around Miami.  Our main street in downtown Miami Shores is blocked off (NE 2nd Avenue) from 95th street to 103rd street and the local community sets up booths and sponsors rides for kids in the area.  There are some carnival rides, jump houses and obstacle courses as well as a center stage where a Halloween Costume Contest takes place.  Over 2,000 people visit this event held between 5:00 and 8:00 PM on October 31 every year, and it’s a great place to see our community … (4 comments)

New Cherokee County Land Plan - 06:43 AM
Cherokee County has finally released their new land plan.  This will outline development for the next 20 years.  Green Space is located in the Dark Green areas.  Yellow is the suburban growth areas and neighborhood living.  The purples are the urban core which will consist of high density housing such as apartments, condos, and subdivisions.  I will be forwarding this to my developer clients.  Zoning in Cherokee County has become more and more difficult to obtain in recent years.  The County has effectivley curbed the growth somewhat.   This plan is a great map for the future of this county.  I like … (2 comments)

I run into other Realtors all the time and hear them crying the blues that Florida is not selling and they are slow.  I feel very fortunate that I am still busy and will hopefully have a better year than I did last year.  So, where is your business coming from these days.  I do a lot of internet marketing.  Of course I still am spending dollars on magazines and very little in newspapers.  Does anyone have a pearl of wisdom to share with the rest of us for survival in the business?  … (0 comments)

Mind your Manners at the Closing Table - 06:19 PM
This morning I met up with a Real Estate agent that exemplifies everything I do not want to be.  In fact, it was an embarassement to me, my profession and most everything I hold out to be professional conduct...in ANY profession. 
I attended a closing this morning as the seller. This is a house my husband purchased and rehabbed.  Since we are two licensed professionals we took great care to be sure everything was done correctly and no shortcuts were taken.  As I've mentioned in other posts, this house was listed, sold and closed within 2 1/2 weeks.

I don't think it ever hit the endangered species list. Today marks the day the pink flamingo lawn ornament seases to be in production. No more new pink flamingos will be created.

Definitions of word have different meaning for men and women, what something is to a woman, can be completely different for a man.  The two are definitely different in a lot of way.  Take a look at the definition below and see if any of them apply to you.

Tuesday woke up cold and windy, a real change from Monday, the temperature was about 0ºC (gotcha! That would be 32ºF). Still, being the hardy Minnesotan that I am (or, would like you to believe), I shambled over to the coffee shop, and for once, was the first one there. Pausing on a Crisp Morning - 05:57 PM
This past Wednesday morning, it was again cold for this time of year—mid 20’s, the sky was clear and the wind, calm. Crisp. Crisp is how I describe a day in winter when the sky is clear and there is little or no wind. It won’t be winter for more than a month, but still, it was crisp this morning. Walking with Daisy, Again - 08:35 PM
This afternoon I needed another Daisy-the-long-legged-Beagle fix, so I stopped by the Boardmans and convinced “Boomer” Jack to let me take my step-dog for a walk over to Irvine Park. I kinda think the little critter likes me (beagles are known for their discriminating taste in humans), as she wags her tail from forelegs to tail tip when she sees me.
Daisy seems to know that I simply can’t walk all that fast anymore—75 years of walking tends to slow one down a trifle—she seems quite content to proceed at my speed.

Sellers & Buyers each have a different view of the Market - 03:25 PM
The sellers I am working with have a view that the market hasnt changed too much in our area.  They still believe that they can get two years ago white hot prices in today's marketplace.  I have to educate them and show them the comps that time is money.  Yes, their home might be worth what they think it is but what amount of time are they willing to expose it to the market to get that price?
