Thanksgiving weekend is always a great time to slow down, spend some quality time with family and friends, and watch lots of football (thanks to the NFL for three games today!). It's also a chance to reflect on the past year and look to the year ahead. Some of the reasons I'm thankful today are:

First differences between Modular & Manufactured Homes
How can you see the first differences between a modular home and a manufactured home?
Well, I will explain this, because I have deal with these ones several times for some customers who are looking very inexpensive houses, I have told by an appraiser the first difference that you can see between a modular home and a manufactured home. The manufactured has a metal tag somewhere outside the house that says "it conforms to a federal building code, called HUD Code", modular do not have that metal tag outside. Communication Could Prove To Be A Problem!!! - 10:13 PM
Yesterday, I got my first referral for someone who is hearing impaired.  If the rest of the loan process is anything like my initial contact with this Borrower it will be an interesting one.  I don’t really know what to expect, especially how we will communicate, but I am looking forward to this new experience.  So far her preferred means of communication is by e-mail.  I have tried to talk to her through her son on the phone, but he is too young to understand what I am asking, so he has a hard time relaying my questions to his mother.

I recently attended a company sponsored workshop on the federal Fair Housing laws. I am an enthusiastic supporter of the Fair Housing laws, which are a direct outgrowth of the Civil Rights Act of 1866. As we all know, the federal laws prohibit discrimination based on race, color, religion, sex, handicap, familial status, or national origin. There are many state and local laws which broaden the coverage of the Fair Housing Act. Bryan/College Station Texas Remains an Excellent Investment - 05:51 PM
For 2006 Texans saw an increase in investors from other states.  Bryan/College Station was no exception.  Our duplex prices were the first to be inflated from the newfound money sources.  Duplexes that were selling for 179,000 in 2005, were suddenly, in spring of 2006 selling for 239,000.  These duplexes, meantime, are overbuilt and suffer from low rents and higher than average vacancies.  Median rent on each side of a newer duplex in the south end of College Station remains around $900 per month, while vacancies are a steep 19%, and cause many to discount per side rentals to $750 or less for a … (4 comments)

As real estate agents, part of our job is finding a home for our clients.  Thing is, we may think we know what "home" means, but the fact is, it can mean different things to different people.  We may have definite ideas about shape, color, orientation, and think that that's "right" - but people are, if anything, individual (planned communities with strict restrictions notwithstanding), and sometimes they'll have a vastly different idea of what constitutes "home" and what "home" should look like than you or I.

OK, this post is primarily for guys but the ladies are cordially invited to give their input too.
Like it or not the holidays are upon us and it's party time. Most of us probably don't do a lot of formal, structured entertaining but every now and then you get an invitation with the cryptic message above: “Black tie invited”.

Yesterday, I was sitting in the service department waiting area of the car dealership where I buy all my cars.  I was in having my car checked on because of a very loud heavy metal clunking sound when I started my car up and when I'd put it in reverse......it sounded pretty bad to me.

I have learned over the past 10 years in real estate, that sometimes you get suprised by asking a seller for a concession that you swear is never going to go through only to end up being accepted.  I just had this happen to a client of mine today.  Duplex was originally priced at 120k, dropped down to 95k.  Before we could make an offer, it dropped to 89.5k.  We offered 85k, he came back at 86.5k.  We had inspection done, needed some repairs done.  We asked for another 15k off price.  I figured there was no way he would accept … (3 comments)

    I have been quesioned more and more, and heard more about how, "I don't like those interest only programs, they scare me".   To set the nerves straight, you can change your thought process and attitude to refer to them as I do Principle Option Programs.   What this means is that you can submit as much as you would like to that monthly investment.   It is better to have than not need, rather than need and not have.   For those that send in the extra money towards their principle so that they build equity quicker and surrend their money to the … (0 comments)

Another Thanksgiving is upon us, and this year I'm especially grateful.  My family and I are all healthy and happy, my dogs are fat and well, and business is good.  On top of that, though, my house is absolutely beautiful.  We had a husband and wife painter decorator team come from Vegas to do our house, and I'm so impressed with the results I wanted to share them with all of you, since my house now looks staged.
 This is the living room before, and yes, my stepdaughter in the back is beautiful, but focus on the room......

Well, I'm sitting here at the home computer. The younger boys are out in the garage, playing on Elliot's drum set and practicing their skateboarding skills. My oldest son, Ben, and his sweet girlfriend, Alex, are building a fire and putting out all the fixings so we can have our traditional Gingerbread House decorating contest. I'm totally bummed out because the NFL HD Channel decided to black-out the Kansas City Chiefs game at the last minute, demanding increased subscription revenues from cable and satellites companies.
