Healthy-built Homes and Living Spaces...What are both the eco-friendly and the traditional  buyer after? Possibly a quality experience found in "green" homes. What's it like actually to live in a "green" home AKA an environmentally-conscious  dwelling?  ...in the early morning hours, to bounce out of bed on to floors that are warm to your feet, radiant floor heating, comfortably amble over bamboo flooring, shower in a gorgeous solar-heated spa,  and deeply inhale pure, toxin-free air?  What sets you apart from other Realtors in your area? Why would the consumer choose to work with you instead of your competition? Once you have their business, what do you do to keep it? I've been asking myself these questions this week. Why? Well I'm curious as to why I am so successful in what I do. I don't have an office. I work by myself. I'm not that smart. Dear Mr/Ms Seller-Why I Avoid Dual Agency (or double dipping) - 08:43 PM
Dear Mr/Ms Seller-
I have discovered that many of my competitors are parading the fact that they sell so many of their own listings...doubling up or double dipping or dual agency.  And they like to point out that I avoid it like the plague.
Allow me to explain my position. 
I feel that when you select me as your listing agent, I become YOUR representation.  I am responsible for your best interests-I negotiate for you, I am loyal and obedient to you, and I am accountable to you.

I will only work with with Buyers that provide a pre-approval letter.... I don't believe that a pre-approval is their ticket to getting into a home.  I view it as the Buyer's good faith effort to buying a home / property.  There is more to buying a property than a pre-approval letter....
I interview the Buyer prior to working with them. I want to know if they have any of their own funds that will be  applied to the transaction.  If they are getting gifts from family or friends then typically the funds need a 30 day seasoning.  Consequently, they neeed to … (41 comments)

Many buyers do not realize how important it is to have a home inspection during the construction of a new home. They see no reason for it, since the County has been doing the building permit inspections, and many times the builder has a one year warranty on the house. Many buyers feel it will be a waste of their money. If anything happens, the builder will come and take care of it. Accidentally Rolled into a Builder - 01:44 PM
I have had a great day today!  So, I took advantage of Black Friday and went and bought some roller blades.  As soon as I got home, I decided I had to try them out.  Yes, I'm crazy, as the last time I had roller bladed was about 17 years ago and that was only for about 5 minutes!  I got all strapped in, 10 minutes, and rolled out the door.  Boy, are my streets hilly!! 1031 Exchanges Work For Land As Well - 02:14 PM
Real estate prices are appreciating moderately currently in Texas.  We never have, and probably never will, see the double digit gains that other states saw recently, but this makes us much less likely to have a price correction in our near future! 
One of our high growth specialties currently is land.  In land prices we have seen double digit gains for the past five years, adding up to a robust 76% gain total.  Only 1973-74 had larger percentage point increases per year.

Gifts at the Closing Table - 02:24 PM
What is your favorite way to express your thanks to your clients at the closing table?  Do you give gifts...and if so, what?  Do you save your perks for down the road?  I've given out an assortment of things from gift baskets, gift cards, homeowner portfolios, flowers, candy, personalized stationary. 
Is this a branding issue as well?  Is there a way to give something that would be memorable, recognizable and still fit within those pesky IRS rules for gifts?

Interuptions During Showings - 08:56 PM
Many times when I'm out showing newly built homes while I'm showing clients the home other people walk up and want to see the house.  It's difficult to say no, and many times the client is the one who tells them it will be alright.  Then the "lookey-loo's" take their sweet time going through the house and I end up having to be somewhat rude and telling them I'm locking up NOW.  I've tried giving them my card and asking them to give me a call for a personal showing, if they go away they never call, but many times they'll … (2 comments)

Bail Out Loans, Anyone? - 09:36 AM
Here's a question on my mind; maybe some of the mortgage professionals here on Active Rain can answer.....
Lots of folks took out exotic mortgages during the boom times of 2004 and 2005.  Some of them will be facing substantial payment increases as their mortgages reset. 
I don't doubt that some of them will soon be walking into my office looking for solutions. 
Is the mortgage industry working on some new mortgage animal that will help these folks out?  A no-equity 100% re-fi?  125% re-fi?  Short-pay re-fi?  Are there some cutting edge ideas that are being kicked around?
 I've love to know!

11th Annual Light Up Durham, NH Celebration - 07:36 PM
Durham's annual event will be held Thursday, Friday, and Saturday, Nov. 30, Dec. 1-2 to kick off the holiday season in style.  (Tidbit:  Durham is the home of the University of New Hampshire.)

If all else fails...take it off the market! - 08:15 PM
Most likely this won't work for everyone but one of my listings recently went pending AFTER my seller withdrew it from the market!  Within two days of removing the listing from the MLS, I received four calls on the home for showings.  Here in the Seacoast New Hampshire area there are loads of listings on the market and buyers are just waiting and watching for prices to drop.  Opps...didn't work in this case!! 
My Seller decided to allow one showing to a buyer who had no house to sell.  He made an offer, we countered, then he got cold feet.  My Seller was OK with this...she still … (5 comments)

Once upon a time there was a thriving upscale hair salon. Businessmen, business women, and society people from all over came to have their hair styled and cut. But then a big chain of discount hair cutters came into town. They advertised $5 haircuts. Their signs were everywhere. They had bill boards. They advertised on radio and on TV. Ever wonder why things happen the way they do? I am always amazed at certain things.  For instance our new Light Rail line just opened last week.  The service is running well, but...
The Light Rail goes by the Park Meadows Mall.  It's one of the area's most popular malls, people come from miles around to visit.  The Light Rail has a stop at the County Line Station, it's even on the same side of the interstate as the mall, but you can't get to the mail from this stop.

Electronic Underwriting Credit Report - 01:46 AM
In general the mortgage industry uses electronic underwriting systems that predict multiple risk factors in a loan application. I would say approximatley 98% of mortgage companies use some form of automated underwriting with about 60% using either Fannie Mae`s desktop underwriter or Freddie Mac`s loan prospector. Fannie Mae offers its lenders electronic loan processing with its desktop underwrtier system. Individual users recieve an analysis of the borrower`s credit , and estimate of the property`s value along with an opinion of the risk involved. Decks, patios and pavers, oh my! - 05:25 PM
We used to think that having a nice, big deck off the family room or kitchen was a 'big thing.'
That's changing. Now, I've noticed that many of the newer homes have beautifully designed paver patios with landscaping adding that upscale element. Not to mention the designer lighting for nighttime entertaining.
Yes, decks are nice...but now, those paver patios are even nicer...and considering that they can cost anywhere from a low of $2500 (for do-it-yourselfers?) up to $50,000 (professionally designed and installed), you want to make sure that they're properly maintained.

LSU beats Arkansas 31-26 - 06:57 PM
No real estate done here Saturday afternoon. All the locals were either shopping or watching the best game in town. Both teams are very good. Arkansas was ranked #5 and has two of the top running backs in the college game this year. LSU finished the year 10-2 after playing all the away games against a top ten at the game. We finally got going winnning the last six games. Best Advice for New Agents - 12:01 PM
What I have learned in my first year is mind boggling, but now entering my second year of real estate, I can offer this advice to new agents starting out.  It's short, sweet, and to the point, and here it is:
You can do fifty things good in this business and barely get buy.  You're so busy doing all those things that you get burned out and end up quitting.  OR, you can do two or three things GREAT and reap the rewards from concentrating on these two or three things.
