Revving up those engines.... - 10:23 PM
Revving up my engines.  I have always done alot of business during the holiday months.  There are alot of factors of why I do tend to be busier now than in the summer months.
*People want to get their kids enrolled into a new school.  To do this in Queens, NY you need to have either an actual address for the zoned school or a fully executed contract by the time of enrollment.  In my area, by January/February people want to know where they are moving to.  By March all your papers need to be filled out and filed with the … (12 comments)

Leverage - 02:53 PM
The use of the borrowed money to finance an investment. As a rule, an investor can receive a maximum return from the initial investment (the down payment and closing and other costs) by making a small down payment, paying a low interest rate, and spreading mortgage payments over as long a period as possible.
Example:
If an investor spends $ 100,000 for rental property, makes a $20,000 down payment, then sells the property five years later for $125,000, the return over five years is $ 25,000. Disregarding ownership expenses, the return is not 25% ($25,000compared with $100,000), but 125% of the … (9 comments)

Some Sugestions for Aurora Colorado Sellers!!! and Colorado Sellers ! - 09:56 PM
Some Sugestions for Aurora Colorado Sellers and Colorado Sellers!!!

After years of hearing from successful sellers that they didn't have to do a thing to sell, they now need to understand how they can stand out from their competition. Here is a handy list to help sellers determine if some features in their home might need some attention.
·  Test all door and cabinet knobs. Replace mismatched or inexpensive hardware for a quick update. Buyers rarely can get beyond a knob that comes off in their hand as they attempt to use a door.
·  Take the time to paint walls, … (2 comments)

5 Questions you must ask your realtor before you list your home for sale.
Your house is a major part of your life and when it comes time to sell it you need to get the best possible price. Here are some things to ask your prospective realtor before you list your house for sale.
1 How many homes have you listed and how many homes have you sold in the last 6 months? You are looking for a realtor that has experience with homes that are just like yours and from the same neighborhood. They can tell prospects about the … (8 comments)

So You Are Thinking of Selling Your Home Yourself? (Part 2 of 5) - 11:32 AM
This is the second in a series of posts concerning issues that sellers should consider if they are thinking about selling their homes without representation.
Time - Most sellers have no clue as to the amount of time it takes to market a house (ask any listing agent). And in a market that favors buyers, marketing times have increased dramatically to 3 months and often longer. How much time do you actually have each week (in addition to your job(s), dealing with your children, maintaining the house in showing condition AT ALL TIMES, grocery shopping and other errands) to spend returning phone calls, scheduling appointments … (14 comments)

Asheville's Abiding Remedy: The PORCH! - 11:14 PM

Capture Asheville's relax and rejuvenate spirit ....
THE PORCH. It's a wrap-around invitation to "set-a-spell"    ...be shaded from the heat of the daybeneath trellises laden with Jasmine...be sheltered from the elements by that huge, overhanging roof! It keeps even  the worst rainstorms at bay. Here in Asheville, we like to take time to rock back-and-forth watching the neighbors, waving hello, then gathering with our family to see lightning flash around us in the darkening night.
In my mind's eye, the porch  is the welcoming expression that signifies Home. Screened or unscreened, it matters not. It's purpose is clear...It's the living space created for family and  neighbors to enjoy good company.  If … (11 comments)

Is Shopping On Line Cutting Off Your Nose To Spite Your Face? - 04:44 PM
Are we all guilty of not supporting our community stores? I know many or most of us who are active in the Active Rain Puddle frequently comment on how we like the sense of community we all have here; it's important to us. Now most of us here are involved in the Real Estate profession in one way or another (I am a Realtor®), so we also hear clients talk about their sense of community and we help them find communities in which to live. My take on it is that a Sense of Place, a Sense of Community is important … (57 comments)

I've always relied on the Kindness .... - 12:01 PM
I've always relied on the Kindness of Strangers.
I'm sitting here on a lovely Sunday morning watching "Gone with the Wind" on television. And I'm reminded how kind the title companies are to us poor Realtors. While I'm sure we have all had our fair share of difficult sales, it's always been the title company that has come to my rescue.
My first several sales were difficult because they involved death, divorce and/ or incapacity. Fellow office mates use to tease me about being "The Queen of Death". But the closer at the title company would always hold my hand and … (1 comments)

Sub $500k Price Theory Not Showing Up - 02:45 PM
So far, it looks like my theory of sub $500k home prices in Bellevue has not come to fruition.  As of this writing, there are only 41 SFR for sale in Bellevue that are priced $500k or less - and two of those are actually townhomes.
I'm sticking with my prediction, and fully believe that in the coming months we will see a substantial increase in properties available at more normalized prices.

The City of Brotherly Love: Part 4 of 6 -- Local Sites, Restaurants, & Pubs of Philadelphia..... A Series of Blogs. - 10:58 PM
I would like to start off with a Philadelphia tradition at first. Am I keeping you in suspense? Take a guess....  Philadelphia is so rich in tradition in so many areas, it's hard to keep track of everything that this city of 'Brotherly Love' has to offer. And what I am about to talk about has no certain category or classification. It could easily have gone under Part 2 which was historic sites and the history of Philly. It could also have gone under Part 3 which mentioned the Arts of Philly.
The Mummers Parade, which finds its roots dating to pre-colonial times, resulted from … (37 comments)

If You Build It....They Will Come... - 06:45 PM
Altamonte Springs Area?  Well, it's no secret, Wal-Mart wants to open a 200,000-square-foot supercenter.  They are just doing what they do best, creating more jobs for some, bringing recognition to a community, increasing property value and of course, ticking off some homeowners.  Since the construction of a new Wal-Mart Supercenter began across the street, Debbie Leahy has been bombarded with offers to buy her home.For-sale signs dot her neighbors' lots and line the rural highway. And she can't go into town without being asked, "Have you sold yet?" or told the latest rumor about other big-box stores coming to town.
The fact that Wal-Mart is coming into … (2 comments)

Fall and Winter Steelhead fishing on the Snake and Clearwater Rivers - 01:24 AM
All around the Lewis-Clark Valley the sign of the season ia all around, Santa flew in yesterday at the local mall, light are up, the boats are scattered throughout the rivers...Ahh, yes!  Steelhead season is a holiday time all in its own.  If you are an avid fisherman or lady you know what I'm talking about.  When you say you are going to you getting up at 4am to beat the rush you are not talking about the line at Wal-mart, you are talking about getting your boat launched and on the river!  This week end was particularly busy with the annual Steelhead … (6 comments)

Page 1 - 02:50 PM
Well, as Sharon Simms crossed the threshold of 100,000 Active Rain points I struggled on to the bottom of Page 1 at Number 25.   So - there are 24 of you still ahead - some way ahead - of me in the Active Rain Agent Charts - aka Top of the Pops.  I don't know where I will eventually finish in the standings - it seems like some of the folks I "passed" on the way up are no longer as Active as they were, if indeed they are Active at all any more.
I read a few posts when people "graciously" passed … (13 comments)

Avondale, Arizona - 10:30 AM
In the late 1800s Avondale was a just a stop on the way to the west coast gold rush.  Fast forward to 2006 and this city of more than 70,000 offers International NASCAR racing, Festivals, and all the amenities you would expect from a thriving community.
The official founder of Avondale, William "Billy" G. Moore, arrived in Arizona in the late 1860s, putting down stakes near the Agua Fria River around 1880.  Initially he called his settlement "Coldwater, Arizona".  It became a stage stop on the Butterfield Stage Run, had a saloon and a general store, and a Post Office.  In … (0 comments)
