I have actually never visited this web site but thought I best check it out to see what all the fuss is about. Well, basically it is nothing more than a “lead” generating service. Foreclosures are on the rise and Colorado is close to the top when it comes to per capita numbers.  Last week there were another 708 new notices posted here in the Metro Denver area alone.  Showings have come to a screeching halt in several areas as buyers take the wait and see approach to the upcoming elections and the market cools yet again.

Our seller gave us her listing 3 months ago, with orders "To sell her home at all costs!". She needs to move to Arizona to be near her daughter.We listed her home for $375,000 and she understood that it would likely sell closer towards the $355,000 area based on the closed sales in the neighborhood.We received 3 offers each was near the $350,000-$355,000 range. The offers were all very good and each time we presented the offers to the seller, she countered and wouldn`t budge from listed price of $375,000. I've had the opportunity to read several excellent posts on the recent Foreclosure boom and thought I would add one more perspective based upon a trend I observe every day.  I typically speak with 5-10 homeowners per day who are in some stage of Pre Foreclosure and it is becoming increasingly apparent that those who are self-employed are particularly vulnerable.

Last March my husband's friend, M, decided she wanted to sell her house. M paid $185,000 for a huge old handiman special in a town about 45 minutes from Boston because she couldn't afford a house in Boston where she was from. That was 2 years ago. 
She works as a private maid, then comes home and begins the refinishing work in the old house. She has ripped up old carpeting and refinished the floors by hand, sanded and repainted the woodwork, totally gutted 3 bathrooms and the kitchen and redid them. We have been ((listening to)) The Little Red Sales Book, by Jeffery Gitomer, and have gotten quite a lot out of it. This book is meant for anyone in the sales field, but really “rings true” for anyone in the real estate field- whether you are an agent, a mortgage broker, etc… Jeffery speaks quite eloquently – even amidst his harsh words and reality checks. He does endear himself to me- as I also grew up in the east coast (Brooklyn, NY- specifically) and the “shoot from the hip” approach always wins me over.

Information explosion & NAR - 06:42 AM

The amount of information on line for home buyers and sellers has literally exploded this year with so many new web sites for consumers. 
Unfortunately consumers go to get information and if they pick the wrong source they get partial information or worse yet misinformation.  I am concerned about the sites that give inaccurate home valuations and a new site that is really pretty but gives inaccurate neighborhood information and statistics.
There are more sites with home searches, but they do not have all of the homes on the market in a given area.  This would not be a problem if there … (12 comments)

Many years back, I found out that the settings can be changed in the way you receive your email, or you can request the settings be changed by your ISP(Internet Service Provider) This is how I started STAGING my emails.

Ever wonder why TX 45 and other toll roads get finished so quickly when highways like 290 between IH 35 and the airport take so very loooooooooooong?    Toll roads are funded by bonds.  Bond holders really hate waiting for projects to be completed so they can see projects star collecting revenue.  Regular highway construction waits for funds to be released by the state or other funding authority.  Interesting, isn't it?  … (1 comments)

Taking a Couple of Hours Off - 11:28 AM
I took a couple of hours off the past couple of weeks to relax and get my Fall beds planted.  It took me 5 days to complete everything as I didn't try to do it all in one day this year.  I'm one of those A personalities that like to get things done and get them done now.  Last year, I didn't feel mch accomplishment once they were all planted and then the next day, all I could do was look at them.

I was watching The People's Court while eating lunch this afternoon and I'm so proud of Judge Milian for holding a Landlord to a contract!!  Many Sellers and Landlords think they can get out of real estate contracts, but it's just not true.
This Broker takes a landlord to court for $1000 for a rental renewal on one of his properties.  I can't get my Broker to sue for $5000 commissions, but this guy had time to sue for just $1000.

Very frustrating experience...I have a client that is a minister.  He makes 1000 more than the down-payment assistance program will allow.  Here in Bryan/College Station we have a down-payment assistance program that will gift $7500 towards the down-payment of a home.  It has qualification income rules that depend on the income that a person earns.  It has to be 80% of the median income of the area or less.  This program is a difficult one to fit because many of the people that can qualify don't have perfect credit.  I have been able to run several people through the program in the past.  … (0 comments)

We have many options for first time home-buyers that are strapped on cash.  Bryan and College Station both have gift funds available for down payments.  In order to qualify for the program you must make less than 80% of the median income for the area.  Currently that amount is $34,500 for a family of two and goes up around $3000 per family member.  The house has to qualify as well.  In order to do this it has to have been built after 1978 (though there are some exceptions for that), it has to be in relatively good condition and inspections have to … (0 comments)

Luxury Home Sales in B/CS - 08:30 PM
I noticed a very interesting trend when I was looking at the MLS statistics for the months of September and October, 2006.  In looking at solds versus actives many market sectors, including, increasingly the lower end market, has a five month supply or more of homes at current levels.  Interestingly luxury homes (400K and up) currently only have around a 3 month supply.  This is far too early to call it a trend, but interesting.  In the past our luxury homes were a segment that was a bit more of a worrisome seller than what I liked.  A ready supply of … (0 comments)

Clark County Nevada - 09:51 PM
Clark County is located in the southern tip of Nevada.  It is the most populous county in the state, due to the large cities of Las Vegas, North Las Vegas and Henderson.  A common misconception about Las Vegas is the actual size of the city itself.  Many housing developments are actually "outside" of the city and reside in unincorporated Clark County, at least on paper. However, those residents are bound only by the laws of the county as far as city ordinances, property taxes and so on.
