Good News is often over looked. - 09:06 PM
My Aunt sent me this in one of those chain e-mails asking me to send it on. I normally think kind thoughts of my aunt and hit delete, but this one was different, I don’t know where it started but you should read it. It came with great photos of Mr. Washington and some even greater soldiers.
(Additional information made available by Stefan Scholl proves this story is only partially correct. Bill)

Real Estate Blogging 101 - How to Get Started - Building Your Plan - 09:52 PM
Obviously, the first step in any business opportunity is to make a plan. Without a plan, your chances of succeeding with your blogging venture may be slim. In building your plan, you should consider these guidelines.
1.   Let your personality show - People like to work with people they have things in common with. Letting your personality shine in your writing will create commonality with your readers and differentiate you from the millions of other bloggers out there. I'd suggest weaving personal stories into your posts while you address a topic. Give your readers something to connect too.
2.   Update regularly - The frequency of update is key to catching the eye … (26 comments)

Blogging Friends - 02:18 PM
Caleb Mardini asked Active Rainers to write about the friends they have made on Active Rain.  Not having searched for the "Friends at Active Rain" tag yet, I'm not sure if any others noted this request.  The thought intrigued me before I left for the deer hun'ing weekend and my intent was to mull it over from the deer stand and come back with some splendid insights to share with the other drops in this puddle.  Instead of mulling over and getting creative, I spent the weekend in bed or puking.  Not a pleasant experience.  Probably the sickest I've been in … (26 comments)

Purchasing real estate in Maryland is a complicated process and most home buyers will benefit with help from an experienced buyers agent.
The State of Maryland has long recognized that home buyers benefit from (1) agency disclosure and (2) property condition disclosure.  KNOW WHOM THE AGENT REPRESENTS The Maryland real estate license law requires that licensees disclose to prospective home buyers at the "FIRST SCHEDULED FACE TO FACE MEETING" the licensee's relationship to the buyer and seller.  The licensee must state if they will be showing properties as a Sellers AgentCooperating AgentBuyers AgentDual Agent

Florida Home Inspections - 10:27 PM
Whether it's a previously owned home or new construction, I always highly recommend to home buyers I work with that they have a professional home inspection performed. American Society of Home Inspectors (ASHI) - Florida Home InspectorsNational Association of Home Inspectors (NAHI) - Florida Home InspectorsMembership to either of these associations is voluntary.  If you've received a referral of a home inspector or company that is not listed in either of these … (0 comments)

Active Rain Contest? - 07:00 PM

Hey Everyone,
I pose the "Guess that Number" contest again. It was fun the first time and there's an old saying, "If it ain't broken, don't try to fix it!" That's right, guess how many Active Rain members we will have by New Years Eve and win an all inclusive trip to the 7-11 closest to you for a cup of joe.
Actually, let's get the ball rolling and maybe Matt and the boys will throw in some additional bonus to kick off the New Year for the ones that land in the top three.
I'll get the ball rolling with a flat 10,000 members. … (1 comments)

Does Your State Flex Its Power? - 07:19 PM

California over the years has become a state that is dependent on thinking "outside the box" to meet the demands of residents in the state in regards to energy. So, what have we been doing for a few years now? A program called "Flex Your Power", which promotes the idea of conserving energy and saving money on your power bills by using less. Are you interested in seeing how the program works? Check it out here! Our family made a decision to try it out and our bill dropped by over 30%! Pretty cool :)

Disintermediation Effects of the Internet and the Outsourcing Movement - 10:26 PM
Kevin at 3Oceans makes solid points on why the internet won't put Realtors out of business like the travel agents. On a larger scale, industries that are prone to disentermediation by the internet must also contend with the disintermediation effects of outsourcing to lower wage countries. In both cases, American jobs are lost and whole occupational groups must adapt to new realities. The internet and the outsourcing movement are intimately linked simply by the fact that the internet enables anyone in the world to work with us in real time. The industries most affected by outsourcing are data-driven. A week ago, I … (19 comments)

A blogging experiment of matrix proportions: Sellsius Real Estate Blog - 12:26 PM

Boo! We're back.
Some of you may have noticed that we have not written a single post or commented anywhere in the blogosphere for the last 7 days. Why? That's a good question. Are we crazy? Some may think so. Unfortunately, we're not. Well maybe just a little.
Being the blogoholics that we are, we were bouncing ideas off each other for a post and we thought, what if? What if we didn't answer our emails, post anything or comment anywhere for a week? Would anyone notice? Would anyone miss us? Would we be able to restrain ourselves? Arggghhh! Has … (33 comments)

Husbands - 09:59 PM
Husbands…………….Just when you least expect it they surprise you.

Earlier this year I created a beautiful vegetable garden.  I figured now that I was out of the Navy I would have extra time to concentrate on flower beds and vegetable Gardens.  However with my constant travels back and fourth from NY and trying to build my business lets say Gardening fell short on my to-do list.

Then this Saturday my husband was following is weekend regiment of cutting the grass, when I went out to bring him some cool ice, that I saw it.  He had clean up … (0 comments)

What's the 411? How to detect Morgage Fraud - 11:05 PM
With the foreclosure rates increasing and the market decreasing, you need to be extremely savvy and keep clear of Mortgage Fraud.  Just like in many other businesses, Mortgage Fraud has taken on a new level because of technology.  People who should be trusted by consumers are leaves the consumer standing in the dust.  Regardless of state and federal regulations some frauds still slip thru the crack.  It is our duty as Real Estate Professionals to police each transaction for fraud.  The reason is every time a fraud gets committed, even if you are the innocent party, you may be liable and … (1 comments)

Triangle Real Estate Prices Continue to Rise - 02:10 PM
Statistics Show Rising Prices in Raleigh Durham Real Estate Market
According to the National Association of Realtors®, in many areas of the country, home sales appear to be bottoming out with lower home prices attracting buyers. Is this happening in Durham County and the Raleigh area real estate markets? This year, those in charge of education in North Carolina toughened the grading standards for testing used to keep track progress of our State school systems. This year establishes the base for the higher standards, and when scores are reviewed next year, that will give a clearer indication of the progress of our schools in North Carolina.
Listed below are indications of how some rank Wake County Schools, and education in the Raleigh area.
June 2006 - #2 Highest Graduation Rate in the Country (82.2%) – Education Week January 2006 - #3 Most Educated City – US Census Bureau December 2005 - #1 Best Public Education System … (2 comments)

"Raindrops Keep Falling on My Head!" - Life on the Kitsap Peninsula - 02:06 PM
Okay, so we get a bad rap for the amount of annual rainfall we get here in the Pacific Northwest. I guess you could say that our ActiveRain is pretty darn active! (Well, why do you think it's so green around here, huh?)
However, while we do experience a rather significant amount of precipitation compared to other parts of the country, it's usually only wet here during the rainy season - November 1st through October 31st.
Seriously though, we're getting hammered today. One weatherman stated this morning that we will get more rain just today than New York will get all month long. (YIKES! … (5 comments)
