some new photos of the Anson development in Zionsville. - 05:50 PM
I thought I would share with you some new photos I have taken of the Zionsville Anson development.  I keep thinking any day there is going to actually be some buildings being built, but it has yet to happen.  Mostly just prep work going on at this moment.

Looking for property management for the Indianapolis and surrounding area? - 05:59 PM
My company was founded on investment principles, and it shows with our highly developed real estate property management arm of our company.
We work with both in-state property owners, as well as many out of state owners looking to capture our cheap housing prices before they move upward.
What sets are company apart from others?  It's the attention to detail.  As an example, look at some postings of ours on Craigslist.org:

Property Management - 06:19 PM
Investors who know what they are doing are few and far between.Thir efforts have inspired me to also begin investing heavily in real estate. The management of a property on behalf of the owner is known as property management. Investing in real estate in your state or out of state is no small task. One of the keys to being a successful real estate investor is how he or she manages the property. Two of my most frequent customers are full time real estate investors and i have learned alot from them and i would like to share this information. The management The main goal of property management is to … (2 comments)

Property Management 2 - 08:17 PM
Property Managers are usually classifed as: individual property managers, building managers, and resident managers. The individual property manager is usually a real estate broker who owns his or her company and manages properties for various owners. Some property managerswork for a property management firm or for a corporation as an asset manager. The building manager may be employed by a property manager or directly by an owner, and usually manages a  single, large building, or office complex. Resident managers are employed to manage an apartment building on either a full time or part time basis. The managment contract shows the terms … (0 comments)

Property Management 3 - 09:30 PM
Property Managers need a basic understanding of the laws concerning real estate licensing, contracts, agency, fair housing, employment, property protection, and tenant / landlord relationships. But the preparation of leases, tax reports , and other matters which may invlove legal and accounting expertise should be sent to a legal or tax expert. As an investor your short term concern is your monthly net gain or loss. When renting a property you want to make money above the mortgage payment. Management fees are part of this monthly equation. These management fees are negotiated between the owner and the property manager. They can either … (0 comments)

I'D LIKE TO NEEDLE YOU TO MAKE A MARKETING POINT - 09:28 AM
I am a stickler for words. (Pardon the pun.) But something has been bothering me since I first started my own home staging company. It has to do with referring to ourselves as "Home Stagers" Is that the best way to describe ourselves? Is being a "Home" Stager actually what we are? Does that term help or hurt the realtor who believes in us and wants to bring us to a client?
The problem and marketing disconnect lies with the word "HOME." If you buy a property, condo, real estate or build a house... how and when does it become a home?  I believe it becomes a home when … (29 comments)

Spam - 03:20 PM

After going for a few days with limited email I feel as though life has passed me buy.  I guess I even missed some birthday cards!  Who knew!
This post is really more about spam.  It seems that a server in California was so clogged with spam that my email was held hostage.
It is getting to the point where my own email is being bounced back to me or ending up in spam filters.  Most people don't know how to set up a safe sender list.  I was working with a consultant last month who could not get any … (14 comments)

Re-thinking Hawaii - 02:39 PM
A friend of mine came in from Las Vegas to visit Oahu.  This is his first time here on the island.  To my surprise he doesn't want anything to do with the downtown scene and only wants to sightsee our lush Hawaiian climate and spend the days either driving or at the beach.
Being a local boy born and raised here all my life, it really opened my eyes as to the things I take for granted.  This made me think about how I might be portraying Hawaii to my mainland clients.  I really think it's time for me to start … (11 comments)

The Lovely Wife, this one's for you! - 01:45 PM
Say it ain't so!  I am sure that many of you are now aware that The Lovely Wife has decided to semi-retire from Active Rain, and has asked to be removed from the dashboard.
Did Dillard's call because their profit took a hit?  Is she going to AR rehab?  Maybe it is the arrival of Jorydnne Raine, grandchild #5. Whatever the reason is, I will miss reading her daily blogs.
In honor of TLW's semi-retirement, this post is for you.  She had asked me to post some pictures of my son, Taliesen Jagger to share, if I didn't mind.  Since I am the proud mother (I … (31 comments)

Procuring Cause Arbitration Panels - 08:39 PM
After leaving a post concerning this topic on the legal forum for a while, a majority of the responses stated that they find the continuous chain of events should be the primary focus of an arbitration panel in a procuring cause case.  Other factors heavily considered include whether the second agent gave a sweetener to the buyer, and what the reason was that the buyer jumped away from agent #1.
Interestingly, as much as realtors tend to make a stink over agency relationships and properly having those defined, not a single response referenced the absence of an executed agency form as bearing on a … (2 comments)

Hillsborough County New Construction, Builders Are giving Away Cars! - 12:01 PM
Here in Hillsborough County Florida we are seeing the boom of more and more new contruction going up everyday, especially townhomes!  We are also experienceing an enormous amount of new construction inventory which sometimes makes it difficult for the resale homes to compete.  The builder are now pulling out all the stops, $50,000-$60,000 price reductions, free cars or free one year mortgage payments are not uncommon.
This does give buyers many choices and great deals to pick from.  Our team keeps track of all the best deals so that when we work with buyers we can find them the absolute best deal … (3 comments)

Real Estate Education Should You Spend Your Money? - 01:29 PM
Five years ago I would have started talking about the late night TV Real Estate Gurus, but today anyone with cable TV, a satellite dish, or in a large city can learn the virtues of having money 24 hours a day. The infomercials or rather the programs they promote are all most people think of if you mention real estate education. But, there are really three distinct types of real estate education and hundreds of sub-categories. The three types are: real estate investment (as popularized by Carlton Sheets,) pre-licensing (mandated by most states,) and real-real estate education (traditional education at the … (1 comments)

Pre-Foreclosure Dilemma - 12:45 PM
I received my first REAL e-mail contact from one of my blogs this week.  When I saw the e-mail address, I knew it was a contact from my blog even though the writer referred to my "website".
The house was purchased in 2004 for more than list price.  Seller contributed over $10,000 to the sale.  That smells fishy in our market.  Medical issues caused a loss of income for a short time and then demotion and decrease in pay compounded the issue.  Refinancing took equity out of the house.  The appraisal for the refinance was $270,000.  (WHAT!!!)  The refinanced mortgage was $250,000.  The highest … (0 comments)

Reflections on Senior Transitions - 05:31 PM
Lisa Dunn's recent posts on seniors transitioning from houses to retirement settings has reminded me once again about Gordon and his wife.  When I was young, the old scared me.  I'm not sure why.  It may have been because they seemed frail or because I was afraid of where I would end up someday.
Life has granted me a bit of wisdom along with wrinkles, gray hair, and wounds, and I no longer see seniors as "old", . . . wiser, . . . but not old.  I see precious treasures in each one's life experiences, if only we would take the time to look beyond the … (13 comments)

Techie Question - 11:50 PM
All day today I've been able to load Active Rain, make comments and post, but everytime I've logged on to create a blog entry, the line on the bottom (Lisa, what is it called?) that usually says, "Done" has been saying "Done, but with errors on page."  The upload image box then has a red X where the Browse button used to be, but it still works.  Is there a problem with Active Rain?  Is anyone else experiencing this glitch?  It doesn't seem to interfere with completing the post as they still get published so I'm wondering what's up! … (9 comments)

Hope is ALIVE! - 01:18 PM

The day has dawned...and I'm alive! It's never better than when you're back in the game and putting to work your skills. It's been a bit dry lately but HOPE is ALIVE!!!
A couple who I have known for about 5 years and met at an Open House that I hosted has just received word that they may be able to obtain a loan. How this is perseverance...I never gave up. Kept in contact for 5 years with the hope that someday, these nice folks would be able to buy.
They were visiting Elk Grove, CA 5 years ago, when I met them, … (7 comments)
