How Many Times Do We Have to Hear It?? - 06:40 PM
I'm at the computer, reading blogs, news on in the background when I hear for the fourteen hundredth time in the last month about how bad the real estate market is.  Maybe when you look at the big picture there's a point here.  But there's also a point to be made about saying something often enough to make it true.  The voices of doom and gloom are driving me crazy. 
Highs and lows have characterized real estate from the beginning.  I'll bet when Fred and Wilma needed a new cave they encountered the same problems my buyers do.  Either there were too many to choose from … (2 comments)

Long time Listing - 11:04 AM
 Been thinking about buyer loyalty--even seller loyalty for that matter. Saw a seller today who has been saying for 3 months now that she is going to list her house with me...it's actually her father's house and he has moved into assited care so I understand that part of her foot dragging is the reluctance to move his things and go through all that the process requires. A neighbor who is aware of the impending sale sent his newly wed child over to ask if they could buy the house. Mind you, she has not listed the house with me yet but … (4 comments)

Has anyone had experience with houseseeker4u.com for lead generation?  I am researching my options on things other them Housevalues.  I have had good luck with them, but want additional sources. 
What other types of programs have people had good luck with?  I am looking for people that know how to work internet leads.  I do well with any of the programs I am on, and want input from others that work internet leads the right way!

What should you buy? Single family homes or multi-family? - 08:15 PM
I see a lot of "guru's" out there advertising buying brand new homes, even with negative cash flow of $200-$300/month.  yes, these will appreciate in value, principle is being paid down, etc, but why have negative cash flow when you can have positive cash flow, in good areas, with apartments?
I have done both, and actually manage quite a lot of single family homes for out of state investors.  I guess out of state investors look at things differently then I do.  A California investor that sees something with a 10% cap rate and they can't get their tongue off the floor.  … (1 comments)

Lowe’s, CVS, State Bank of Lizton and Fifth Third Bank now all have final development plan approval for the marketplace.  I think this was a little bit of bait and switch.  I would rather have the original grocery store instead of a Lowes!

KOMMISSION TRANSFER (a new version of KT) - 06:15 PM
I know how to spell commission, but I was trying to make a point.  I read in the papers that some  executives are forcing employees to train their lower-paid replacement. Sometimes they are assigned to work alongside programmers from India, who will end up taking over tasks formerly done by Americans.  This process is called Knowledge Transfer (or KT).  In our industry we are observing the same behavior.  Some of us are doing the same job for our clients for sometimes less and less commission.  I saw an advertisement for 1% listings.  I wonder how does that work?  Actually I don't care, but it's … (3 comments)

Changing companies - is the stress normal? - 06:32 PM
I know that in this industry Realtors move from one company to another all the time.  I was involved with my company for over 10 years (the only one I worked with) and when I finally made the decision I was surprised to face all the red tape that is part of the move.  Even my former company who has been extremely positive in everything has made things more frustrating than they need to be.  I don't know why people feel good about "burning the bridges" in a business where we face each other all the time, no matter which company … (2 comments)

Appropriate Christmas Gift. Is there such a thing? - 06:46 PM
I know it's kind of late to discuss plans for this year's Christmas.  I'm actually kind of brainstorming for the next year, which promises to be the best ever. 
Realtors give away calendars, key chains, post it note pads, pens, etc, especially during this time of the year.  I have had great marketing ideas from this site before, but never during the Holiday season.  Is there anything worth sharing?  Hopefully something easy but not the "same ol' same ol' thing".
I'm open for suggestions.

I have to admit I was a little indignant at 50 when I was sent an AARP application.  I asked myself, "Who do they think they are sending me this, I was just 18 yesterday... wasn't I?"  No Fran, you weren't.
In this months AARP magazine it features Robin Williams on the front riding a tricycle.

Much like Robin I feel like I can still peddle my fanny down the street and shouldn't be a member of AARP.

Here are the formal procedures for placing a mechanics lien on a property in the state of California:
•(1)     Preliminary Notice: A preliminary notice is a written notice that must be given to the owner within 20 days of first furnishing labor or materials for a job anyone eligible to file a mechanic's lien. Home Buying Seminars.....what do you think of them? - 10:57 AM
I have been toying with the idea of a Homebuyers Seminar for a while.....
I would need the meeting space (Our class room at the office is perfect) and the seminar outline and maybe a laptop and projector to do a powerpoint presentation while I was speaking.
I am getting excited about the possibilities........ a couple of classified ads in the local paper(s) and MAYBE a BIG PLASTIC SIGN for the front of the office on Main Street in Kissimmee would attract potential clients.
I could do one of these once every 2 months of so.

After reading Josh Plummer's blog Do Not Pass Go ... Do Not Collect $200, I felt compelled to coment through a blog about a recent seller's experience with Discount Brokers.
The seller came in to my office after having their home on the market all spring and summer with a discount broker. (They listed with that agent because they offered to cut the commission and for no other resason. ) They were sad that their home hadn't sold and now neede a professional that could help them out. These are single family, townhouse and condominiums for sale and sold in Franklin County. This includes the City of Columbus, Worthington, Westerville, New Albany, Gahanna, Dublin, Hilliard, Grandview, Upper Arlington, Rivlerlea, Minerva Park among other village, cities and townships.  This report and the graph shows market demand by comparing current inventory to number of homes sold in a 15-month period.
