$200,000 or $199,999 ? Which gets more viewers? - 10:12 AM
Most agents advise clients about pricing their home under certain key price points in order to have their home show up on searches that agents or buyers might do.
We've all seen the $199,999 pricing which is supposed to make it sound like it's a lot less than $200,000.  But by pricing it a dollar less than $200,000 you are taking it off the radar screen for the people searching for homes from $200,000 to $225,000.
By pricing it right at $200,000 you are exposing it to people searching below and above that pricing point.  Do you think that it matters much?  Is … (2 comments)

BNI is a Good Networking Organization - 10:26 AM
I would highly recommend all Realtors and loan officers to join a BNI group. They have chapters all over the world.  You meet every week for a meeting that has a structured agenda. There is only one person allowed from each business category. 
Besides the referrals that one gets, I find it invaluable as a testing ground for various marketing ideas.  Every week you get to give a quick 60 second  infomercial and once in a while you get to give a 10 minute presentation.  So along with improving your speaking skills, it forces you to craft your message into a … (2 comments)

Real Estate Agents Originating Loans - 01:57 PM
I attended a presentation put on by a new real estate company that has offices in Atlanta and California.  The thing that caught my attention was that a real estate agent could remain with their current company and offer mortgage origination services from them.  It's an extra stream of revenue for the agent. Also, when home sales slow down an agent can get a piece of the refi business.
It sounds like an interesting concept. Another tool in the tool box.  They provide training and have processors who do the paperwork. You are actually an employee of their company.

Let's See E-Pro, CGRN, CRS, ABR, ABRM, ALC, CCIM, CPM, CRB, CRE to name just a few. So what value other than the knowledge did you receive. Do any of these designations actually increase sales, Seller or Buyer awareness. Which of these are frankly just a waste of time.

Wednesday was spent working from home. Typically this means that I am glued to the desktop plugging away. Mass mailing campaign for pre-foreclosures, expireds and properties at the beginning stages of the foreclosure process. I had just returned the week before from a three day junket at the Realtor Convention in Atlantic City, New Jersey. You know the feeling of guilt that comes over you like a pall. I felt the Need to get back to tweaking the machine.

I received an email from Craig Schiller on Wednesday morning. What a shining example of what ActiveRain is all about.  His email was so honest and moving and well written, that I had a very difficult time responding to it. My favorite client became my favorite, because she was my happiest at the settlement table.
We had a rough, difficult road getting there.
Some of the obstacles we encountered:
Limited $$ for the type of home she wanted. She was a sweet, older woman who was buying her first home. She was in her 50's, and had rented her entire life. What kind of energy are we giving off? - 05:56 PM
I've just got to blog about one of my pet peeves. Several times a week I call real estate professionals and they answer their cell phone in a manner that I would consider to be "unprofessional". I get "hello" in a downbeat voice that sounds like their dog just died, or "yo" or something along those lines. As soon as I introduce myself, they switch on the fake "Hey, how's it going??" happy voice.

For some of you it's too late. For the rest of the Realtors, Please don't waste your money on calendars. You know when I was listing, I used to love going back to the office and brag about the listing I got with another brokers calendar hanging on the Fridge..
Hey, save some money and pick up the Phone, or just stop by and say Hi.
Remeber it's not marketing or business building, It's relationship Managment.

Stress and the Realtor - 05:55 AM
Did you know that being a realtor is in the top 15 occupations for stress ? I was reading a recent article and I was surprised it was actually documented. Of course we all know real estate can be stressful.
The other day my daughter and I were talking, she is a buyer agent on my TEAM and is working on a very difficult transaction. Buyers will low credit, less than forthright lender ( no not one of ours........they couldnt' get them qualified ) on top of that a bank foreclosed home and the listing agent that is handling it ONLY deals … (29 comments)

Phoenix Median Price for October 2006 - 04:05 PM
The Median Price in the recently-released October ARMLS resale sales reports is $250,000 which is an increase of $100 since the September reports.  The Average Price also increased this month, from $324,400 to $331,200.  The graph below displays both the monthly Average Price and Median Price of resale homes sold in MLS from January 2002 through October 2006.
The average price is calculated by dividing the sum of the sales prices by the number of homes sold.  The median price is determined by finding the price where the quantity of homes sold for less than that price is equal to the quantity … (2 comments)

Sigh, it's snowing....if you're a skier, snowboarder, or snow plow operator, I guess you're happy!   At least I hope you are and I begrudge you nothing..... sort of.  Nuff said on that part of the topic.

I was at an industry function this morning as the Women's Council of Realtors® East Bay Chapter installed their Officers for 2007-- a nice function and I appreciated the invitation from Kim McGuire-Reid, the incoming President.  While visiting with members over breakfast the topic turned to the phenomenon of 'The Secret' and several of us bounced this notion around for awhile.  I haven't seen the movie nor read much about this specific incarnation of 'The Secret' but I'm familiar with it's basic premise-- it is essentially a treatise on the Law of Attraction (see http://thesecret.tv/home.html if you care to delve deeper).  Very superficially, you can … (0 comments)
