Green Light For Civil Unions - 05:45 AM
In less than sixty days, the New Jersey legislature complied with the court order to address the issue of same sex marriages. I wrote about this very topic as it relates to a New York Times article purporting expected increases in home sales, Somewhere Over The Rainbow. New Jersey joins the ranks of Vermont and Connecticut, as the Governor has indicated he will sign the bill into law. Massachusetts is the only state in the union to have sanctioned marriage for same sex couples and California has domestic partnerships. I still maintain that we will not see any appreciable difference in sales activity as (4 comments)
Front Of House & Other Really Important Information - 08:03 AM
As I read Rick & Ines' great post Don't Steal The Show this morning, one line from the post caught my attention. "I have never understood why some agents have a fixation with walking people around a house saying "this is the bathroom, this is the kitchen, this is the pool," isn't that obvious?" It struck me because this is exactly the same behavior some real estate agents display in their marketing of the home. We don't buy houses based on information. Buying a house is an emotional decision. And yet, property descriptions are filled with an endless stream of adjectives that (42 comments)

Hi Val and all AR stagers, I keep forgetting to JOIN! I visit the groups that I love and then leave 'em without joining so here it is...I have officially joined! Where are all the stagers? Did you send an announcement to them about this open forum? Need help? Is there a mass mailing feature somewhere?
5 things about me... - 08:23 PM
For SEO reasons, I don't post my full posts here. This post can be read on my site. ---------- I’ve been watching it go around and I knew it would come to me sooner or later. I have been tagged in this meme-game making its way around the blog-world by Mike Simonsen at Altos Research. In case you don’t know, the idea is that you reveal 5 things about yourself that most of your readers don’t know. You then “tag” 5 more people to keep it going. I’m not sure how it got started, but it’s all over the web now. Anyway, (0 comments)
This is For Heather - 09:57 AM
This is a blog just for Heather. She is the most creative...spunky amazing teenage girl ever. She melts my heart with her goofy faces. She's going to laugh uncontrollably when she sees this. We spend the days she has off school together. Well I sit here and type things like this to you guys while I'm working and she'll come in with a sandwich for me or just to see what I'm doing. I like it. She's going to be a very successful young lady one day.
SHHHH! Guys don't tell my dad I wrote this. He's either going to laugh, or (1 comments)
Gizmoz - 01:40 PM
This may or may not be of use to members of activerain but it definitely has some potential for fun. Gizmoz is very similar to SitePal but Gizmoz has a Flash-based 3D product that is made from a single picture of a person plus a message the user records with their own voice. It is in beta right now so you aren't able to upload your own photo yet but you can record a message. Click the image for a Christmas message from me. The audio is terrible but that is not the fault of Gizmoz as I have a lousy (4 comments)
ARMed and Dangerous? - 07:43 PM
Home loan companies are in an ARMs race...competing for your business and searching for ways to make homeownership affordable. An adjustable rate mortgage, or ARM, is one solution. If you need a home loan, should you consider an ARM? If you had an adjustable rate mortgage from 1993 to 2003, you couldn't be happier. While your friends refinanced their fixed rate mortgages about six times- paying thousands in fees and signing hundreds of papers- you've always had a lower interest rate than they did. It wasn't uncommon for your minimum payment to be reduced annually. And you paid the principal down faster, (5 comments)
Rate Watch - Freddie Mac reported on Dec. 14 that 30-year fixed-rate mortgages averaged 6.12%, up from 6.11% two weeks back. 15-year loan rates increased from 5.86% from 5.84%. With mortgage rates remaining near their lowest levels, exotic mortgage borrowers are now jumping into the safety of fixed-rate loans. ---- As expected, the Federal Reserve decided to keep short-term interest rates steady at 5.25% for the fourth consecutive time in a 9-1 decision. The lone dissenting member, the President of the Federal Reserve Bank of Richmond Jeffrey M. Lacker, voted for a rate hike. The Fed's statement following the last meeting in October, (1 comments)
Is your state ready for Staging? - 11:56 AM
As Vice-Director (and soon to be Executive Director) for IRIS (Interior Redesign Industry Specialists), I get interviewed alot. Right now, the topic of staging is hot! Staging a home to sell, staging a vacant property, staging model homes, staging a party during the holidays..........you name it. The biggest factor for many businesses like mine, or the 800+ members who are in our organizations, is that staging is not hot everywhere. OK, we know it's hot in major cities, but in small rural communities, it isn't always the case. In my opinion, (I would love a good discussion about this), after 8 years in (5 comments)
Famous Quotes - 02:28 PM
Famous Quotes It is not that we don't know the right answers, it is just that we don't ask the right questions. -Tony Robbins Your success will be affected by the quality and quantity of new ideas you suggest. -Brian Tracy "Don't be so humble - you are not that great." - Golda Meir (1898-1978) to a visiting diplomat "I can write better than anybody who can write faster, and I can write faster than anybody who can write better." - A. The Value Of A Good Buyers Broker - 09:39 AM
It seems like some buyers these days consider the value of a buyer broker based on how much of his or her commission he or she is or isn't, willing to "share". I believe that this has occured because weaker agents who lack a referral base, solid systems for generating new leads and the consulting skills neccesary to provide 3% of the purchase price in value end up resorting to the "I'll pay you to work with me!" strategy, which is no strategy at all. Unfortunately, buyers may see these ad's and think, "Cool! I'll take it" and in so doing, do (1 comments)
Trapped in Albuquerque - Snow Creates A Winter Wonderland - 12:53 AM
Yesterday, folk were cross-country skiing in Albuquerque. Last night the cross-country truckers and holiday travelers were not allowed on sections of the the interstate highways because of icy conditions. Today, just half an hour away up on Sandia Peak, skiershave take to the slopes. I am at home this morning at my desk -all scheduled events cancelled since yesterdday morning through tonight. Since we are so close to the Christmas and New Year holidays, essentially all business events to the end of the year are cancelled. The following email is typical of the notes that have been flying out of inboxes during (4 comments)

FSBO’s – Where are They Now? - 08:02 AM
Last year, 13% of all homes sold went the For Sale By Owner (FSBO) route, according to the National Association of Realtor's 2005 Profile of Home Buyers and Sellers (www.realtor.org/Research.nsf/files/2005HBSonlineHighlights.pdf/$FILE/2005HBSonlineHighlights.pdf) That figure will show a drastic decline when the 2006 figures are published. FSBO's work great when we are in a seller's market - but that was so last year. Most FSBO's go that route because they wish to save on the commission (nowadays I require a 7% commission). But I must admit that my marketing, as a realtor®, has also had to be altered. I have to offer a lot (2 comments)
Eight Reasons Sellers Should Use a Realtor® - 08:17 AM
Pricing your property to sell involves more than just comparing it with other houses that have recently sold. The uniqueness of each property and its own values are based on location, condition, financing, amenities and other market factors.Advertising can be very expensive, especially if you continue for a sustained period of time. Additionally, your Realtor can market your home utilizing avenues that are not available to you; including, but not limited to, the Multiple Listing Service. When prospects inquire about your property and you are tempted to enter into a purchase agreement, how can you protect yourself from non-productive involvement? A Realtor (1 comments)
What's the 30,000 ft view for all of this? IMO KW wants to control their listings for a bigger reason than is being disclosed. Giving the agents the flexibility to increase exposure and direct the marketing is just scratching the surface. It's reported that Google is trying to work out arrangements with local MLS's to acqire listing info. Zillow is promoting listing uploads to agents and it seems that the BIG influences(Google ect.) outside the RE industry are up to something. I'm confused, how about you! How's the view from your window? Doug Aegerter (59 comments)
