In less than sixty days, the New Jersey legislature complied with the court order to address the issue of same sex marriages. I wrote about this very topic as it relates to a New York Times article purporting expected increases in home sales, Somewhere Over The Rainbow.
New Jersey joins the ranks of Vermont and Connecticut, as the Governor has indicated he will sign the bill into law. Massachusetts is the only state in the union to have sanctioned marriage for same sex couples and California has domestic partnerships.

As I read Rick & Ines' great post Don't Steal The Show this morning, one line from the post caught my attention. "I have never understood why some agents have a fixation with walking people around a house saying "this is the bathroom, this is the kitchen, this is the pool," isn't that obvious?"
It struck me because this is exactly the same behavior some real estate agents display in their marketing of the home.
We don't buy houses based on information. Buying a house is an emotional decision.

As Vice-Director (and soon to be Executive Director) for IRIS (Interior Redesign Industry Specialists), I get interviewed alot.  Right now, the topic of staging is hot!  Staging a home to sell, staging a vacant property, staging model homes, staging a party during the holidays..........you name it.
The biggest factor for many businesses like mine, or the 800+ members who are in our organizations, is that staging is not hot everywhere.  OK, we know it's hot in major cities, but in small rural communities, it isn't always the case.

It seems like some buyers these days consider the value of a buyer broker based on how much of his or her commission he or she is or isn't, willing to "share". I believe that this has occured because weaker agents who lack a referral base, solid systems for generating new leads and the consulting skills neccesary to provide 3% of the purchase price in value end up resorting to the "I'll pay you to work with me!" strategy, which is no strategy at all. Yesterday, folk were cross-country skiing in Albuquerque.  Last night the cross-country truckers and holiday travelers were not allowed on sections of the the interstate highways because of icy conditions. Today, just half an hour away up on Sandia Peak, skiershave take to the slopes.

What's the 30,000 ft view for all of this?
IMO KW wants to control their listings for a bigger reason than is being disclosed. Giving the agents the flexibility to increase exposure and direct the marketing is just scratching the surface.
It's reported that Google is trying to work out arrangements with local MLS's to acqire listing info. Zillow is promoting listing uploads to agents and it seems that the BIG influences(Google ect.) outside the RE industry are up to something.
I'm confused, how about you! How's the view from your window?
