 WHO BENEFITS????? Sellers??  Agents???
Open Houses are the necessary evil to marketing a listing!!
Rarely does a house sell during the 3 to 4 hours it is held open. The seller is convinced that exposing their home to public is the best thing to do. So we run the ads, etc.. I've found that most people attending these"OPENS" just follow the balloons and not the ads.
I do not believe the seller benefits at all.  However, the agent does benefit.  The agent is being interviewed by the public as a potential agent for their home. So, the better the brochures,etc. the better the … (1 comments)

This is a strange but true question asked of a customer last week.(He is a state trooper).
The approach to this house was like a scene from The Blair Witch: Front yard
 was overgrown. There was a dismembered doll(no legs or arms) with head of hair detached from body. A cleaver was tossed in the yard, and the largest gargoyle guarded the entrance.Now understand that I am a "Halloween" person, but that was two months ago. So needless to say the approach to this home was quite scary.

I have been using AgentOffice for over a year now and I still find new things it can do for me.
After trying to get Outlook to print some labels I bought an older version of AO and fell in love with it. I like programs that think like me and don't have a long learning curve. I figured this one would work. I used it for several months and kept finding new areas and capabilities. Finally I broke down and took a class from Gary David Hall. WOW! Lender's Account Representatives Should Be Held Accountable! - 04:16 PM
I believe that the Account Representatives for these mortgage lenders should be held accountable.  I have been misquoted too many times.  I need to protect myself these days.  It seems as though all they care about is getting loans in their pipeline.  This is very unprofessional in so many ways.  It seems as though these Representatives should be trained properly, and educated on their products.  The lenders should stand by their employees.  If they misquote rates and programs to us, we are held accountable.  My professionalism is very important to me.  There are better Representatives than others, however, they are outnumbered.  I … (1 comments)

Assumption: Buyers want to see clear large photos of the homes they are looking for on the internet.
Starting with this assumption, I quickly learned to become an expert at real estate photography in my first year. Because I'm good at this, most of the 50 agents in our office ask me to photograph their new listings.  With the brokers agreement, I post there listings, in large photo format, on craigslist.org Real Estate section.
