Creating Urgency in a Buyer's Market - 02:39 PM
These days a lot of my time is spent trying to create urgency, that sense in the buyer's mind that they better act now or the deal gets worse tomorrow.  Trying to create urgency today is a little harder than in year's past, mostly because the media seemed to think that a housing slowdown was in everyone's best interest, so they tried to create one.
I talked to a REALTOR the other day who flat-out told me that all his clients were "buyer's market" driven and they felt they could steal a house, and that's the only reason they are even looking.  … (39 comments)

Ok, so now I have Active Rain and Blogger sites.  I have my company website too of course.   Sure would be nice if I could post to one place but still get the inter-linking power of the multiple sites.
I have a camera that also takes video.  This lets me take pictures and use Picasso to tag and upload.  One Media to make mini-videos and post them direct on my blogs. 
 
 
 
I have a tablet PC that is full featured wireless loaded with Google Earth and Google Desktop.

2006 Chattahoochee River Club Review - 10:31 AM
The Chattahoochee River Club is conveniently located off of Highway 20, just six miles east of GA 400. The community has 640 homes and offers an array of styles from Traditional to Craftsman to Cape Code.  There are several ponds scattered through this equestrian community with many homes backing up to the Chattahoochee River.
This swim, tennis and equestrian neighborhood offers many family events and programs.

November Market Stats - Armada Edition - 09:51 PM

Let's look at the state of real estate in the Village of Armada.  There were 24 homes for sale as of November 30th.  Two sellers were pleased to have their homes sold during the month.  There have been an average of 1.5 sales/month over the past 6 months.
24  Homes for sale  2  Homes sold in November1.5 Homes sold per month (6 month average)
= 16 Months of Supply, a very strong buyer's market.

How do you handle the client who insists on overpricing their property? - 07:33 AM
 
Ok...Do you turn down listings because they were waaaaaaaay overpriced?  Ever discuss a potential listing with a seller and they are on one price (you're already somewhat familiar with the property), drive for an hour to get to the property, spend an hour walking across the acreage (rural Oklahoma here), sit down to sign the paperwork and they are on a list price that is 30% higher than they were yesterday when you spoke with them on the phone and they are sure that's where they want to list? Another newbie...both to Active Rain and to blogging.  I'm hoping to learn a lot and get acquainted with other members. 
I'm in the extreme Southeast corner of Oklahoma, work very hard to do a good job for my clients and customers.

Park City Utah Sufferer - 12:54 PM
I am new to this group.  I live in Park City, Utah and only golf about 6 months out of the year unless I am travelling.  Right now we have two feet of snow, do I get any sympathy?  My best story - and I know you all are going to hate it - is my hole in one experience at Sky Ridge Golf Course in Hurricane, Utah.   My husband, who is a much better golfer, and I visited this course in southern Utah last May.  We were on a Par 3, about 150 yards, with a gully between us and … (8 comments)

It appears real estate is still a good investment. This month California Association of Realtors reported that the median price of an existing single-family home in California increased 1.4 percent in November and sales decreased 22.2 percent compared with the same period a year ago, C.A.R. recently reported. "After fairly steep declines in sales during the first half of the year, the market appears to have stabilized at about 450,000 sales on a seasonally adjusted annualized basis," said C.A.R.
