Creating Urgency in a Buyer's Market - 02:39 PM
These days a lot of my time is spent trying to create urgency, that sense in the buyer's mind that they better act now or the deal gets worse tomorrow. Trying to create urgency today is a little harder than in year's past, mostly because the media seemed to think that a housing slowdown was in everyone's best interest, so they tried to create one. I talked to a REALTOR the other day who flat-out told me that all his clients were "buyer's market" driven and they felt they could steal a house, and that's the only reason they are even looking. I'm dreamin of a gadget juxtoposition - 03:37 PM
Ok, so now I have Active Rain and Blogger sites. I have my company website too of course. Sure would be nice if I could post to one place but still get the inter-linking power of the multiple sites. I have a camera that also takes video. This lets me take pictures and use Picasso to tag and upload. One Media to make mini-videos and post them direct on my blogs.
I have a tablet PC that is full featured wireless loaded with Google Earth and Google Desktop. I have company email, gmail account, Google Adsense, and Google Adwords. Oh yeah, a (7 comments)
A Unique Way to Prosper in a Slower Market - 02:15 PM
Like many agents you may be looking for a way to boost your local real estate business during the slower national market we are experiencing. I may be able to help you in a way that few people even know about. Look into your database of investor type clients and ask them if they would like to know more about purchasing investment residential real estate and receive an accelerated 50% of the purchase price tax depreciation in 2007! Yes, you read that correctly. If they are interested, put us together and we all benefit. For example, my clients are buying new construction homes for, on average, $150,000 (2 comments)

Brokerage Not Liable for SalespersonA Georgia court has considered whether a brokerage was responsible for the alleged misconduct of an independent contractor salesperson when the brokerage had no direct involvement in the transaction.Keith Johnson ("Developer") purchased a vacant tract of land and had it rezoned. He then hired an engineering firm to design plans for a subdivision layout. The plans were approved, and so the Developer began the construction of the subdivision. Following the completion of the subdivision infrastructure, the Developer began selling individual plots. Most of the plots had not been cleared prior to sale.Michael Jenkins ("Builder") purchased Lot 7 (2 comments)

NAR = Not Absolutely Rational? - 11:32 AM
With just a couple of chicken bones left on my plate, I must have looked rather misty as we sat listening to Bing Crosby's Twelve Days of Christmas for the thirteenth time. "Penny for your thoughts?" my mother asked. "Oh, it's nothing," I replied. "I was just wondering if real estate agents will maintain their place right above lawyers as the most hated work group in 2007." "Oh," said my mother. "Well have a mince pie, dear." If you think ‘Buyers are Liars', the New Year is a great time to get real. Let's be honest, buyers will never even begin to match real estate agents when it comes to lying - I mean ‘fluffing (46 comments)

Referrals are taken care of! - 07:18 AM
Real Estate Agents: Send your referrals for Southeast Oklahoma to our office and you can be assured that we will take good care of the client. Whether buying or selling, we work really hard to do a good job. Each client is important and we strive to listen to them and serve their individual needs. No two transactions are alike. We are a people oriented office that answers to a higher authority. (0 comments)
Ok...Do you turn down listings because they were waaaaaaaay overpriced? Ever discuss a potential listing with a seller and they are on one price (you're already somewhat familiar with the property), drive for an hour to get to the property, spend an hour walking across the acreage (rural Oklahoma here), sit down to sign the paperwork and they are on a list price that is 30% higher than they were yesterday when you spoke with them on the phone and they are sure that's where they want to list? You know it's going to sit there dead in the water.......and (14 comments)
New to Active Rain - 08:05 AM
Hello, Another newbie...both to Active Rain and to blogging. I'm hoping to learn a lot and get acquainted with other members. I'm in the extreme Southeast corner of Oklahoma, work very hard to do a good job for my clients and customers. My office is in Idabel, Oklahoma, but we serve McCurtain, eastern Choctaw, southern and eastern Pushmataha, and southern LeFlore Counties. We work more with recreational properties than anything else because that is what has been brought to us and we enjoy working with them, but we enjoy marketing real estate no matter the type of property and expecially enjoy the (5 comments)
Park City Utah Sufferer - 12:54 PM
I am new to this group. I live in Park City, Utah and only golf about 6 months out of the year unless I am travelling. Right now we have two feet of snow, do I get any sympathy? My best story - and I know you all are going to hate it - is my hole in one experience at Sky Ridge Golf Course in Hurricane, Utah. My husband, who is a much better golfer, and I visited this course in southern Utah last May. We were on a Par 3, about 150 yards, with a gully between us and (8 comments)
Real Estate still a god investment in California - 10:02 PM
It appears real estate is still a good investment. This month California Association of Realtors reported that the median price of an existing single-family home in California increased 1.4 percent in November and sales decreased 22.2 percent compared with the same period a year ago, C.A.R. recently reported. "After fairly steep declines in sales during the first half of the year, the market appears to have stabilized at about 450,000 sales on a seasonally adjusted annualized basis," said C.A.R. President Colleen Badagliacco. "The median price is holding steady in the $545,000 to $550,000 range, and increased just 1.4 percent last month (1 comments)
